OF THE
BOARD OF ADJUSTMENT
The Board of Adjustment met in the Mayor's Conference Room, City
Hall, Monday, June 15, 1953, at 2:00 p.m., with the following members
present:
Mr. Warren Baldwin, Acting chairman
Mr. Paul Parks
Miss Emily Penton
Docket No. 32-53 - Little Rock Fire Department,
707 East Capitol Avenue, described as Lot 3 and
part of Lot 4, Block 4, Stevensons Addition, zoned
"D" Apartment District; requesting approval of location
of proposed fire station.
This petition was given prior approval by letter. Miss Penton
made a motion that the application be approved; seconded by Mr. Parks.
The motion carried.
Docket No. 33-53 - Arkansas Paint & Roofing Co., 1803
East Third Street, described as the east 17* ' of north
76' of Lot 1 & west 15' of north 76' of Lot-:.2, Block 4,
Garland Addition, zoned "C" Two Family District; request-
ing a waiver of yard space, lot area and permission to
have more than two buildings on two lots as shown on the
plot plan.
Mr. J. F. Gardner was present and stated that the sanitation
department had notified Mrs. Sanders that she must add a bath onto
her house. He showed a sketch of the proposal to the members and ex-
plained that the addition will also add addition space to her kitchen.
There were no objections.
Miss Penton made a motion that the application be approved;
seconded by Mr. Parks. The motion carried.
Docket No. 34-53 - Esso Standard Oil Co., northwest
corner of Barber and East 14th Street, described as
the east 90' of Lots 5 & 6, Block 19, Masonic Addition,
zoned "F" Commercial District; requesting a waiver of
rear yard space in order to construct a new service
station as shown on the plot plan.
This petition was withdrawn before the meeting.

Docket No. 35-53 - Dr. George D. Thompson, (by tdendall
Nabors), 5821 Kavanaugh, described as the north half of
Lots 11 & 12, Block 7, Mt. Park Addition, zoned "F"
Commercial District; reqyesting a waiver of rear yard
space as shown on the plot plan.
Dr. Thompson was present and stated that the lot is 25 or 271
x 701 and then an additional 70t is in his ownership behind this lot.
The building will be in line with the other buildings on the street.
Actually there will be two main structures on one lot and the members
advised Mr. Friday to change the application to read in such a manner
that it will be clear thet the board is acting on the two structures
on one lot. Dr. Thompson explained that he plans to construct a ladies
ready-to-wear shop on the property which he will lease.
Miss Penton made a motion that the application be approved;
seconded by Mr. Parks. The motion carried.
Docket No. 36-53 - B. 7. McDuff, 1015 North Cleveland,
described as the northwest of Block ll, Pleasant Hill
Addition, zoned "I" One -Family District; requesting a
waiver of side yard space as shown on the plot plan in
order to construct a house.
Mr. McDuff was present and explained that a quarter of a block
which he is replatting into two 72' lots. Mr. McHuff's house plans
locate the house within 5' of the side property lines and since his
home is in an "A" One -Family District he is required to set back 10%
of the width of his lot. He stated that he would have to draw up new
house plans if he could not secure a waiver of side yard space. There
is a sgs garage attached to the side of his house and originally he had
planned to have a breeze -way connecting the house and garage. However,
he had altered his plans tm and is going to enclose the breeze way
thus using it as a den.
Miss Penton made a motion that the application be approved;
seconded by Mr. Parks. The motion carried.
Docket No. 37-53 - W. A. Cheek, Numbers 1, 21 & 4,
Coffee Pot Lane, described as Lots 110, 111, & 113,
Riverside Addition, zoned "A" One -Family District;
requesting a waiver of yard space as shown on the
plot plan in order to construct a house.
This petition was given prior approval by letter. Miss Pe.n-bon
made a motion that the application be approved; second ed by Mr. Parks.
The motion carried.

Docket No. 38-53 - Cleffie Blevins, 1816 Thayer Street,
described as Lot 13, Block 18, Worthen and Brown Addi-
tion, zoned "C" Two -Family District; requesting a waiver
of side yard space as shown on the plot plan in order to
add onto existing structure.
Mrs. Blevins was present and stated that she plans to add onto
the rear of her house. However, at the time the house was constructed
the zoning ordinance was not in effect and therefore the house was built
within three feet of the side property line. In order to add onto the
house now, Mrs. Blevins must receive a waiver of this side yard space.
She presented a sketch of the existing house and proposed addition.
Miss Penton made a motion that the application be approved;
seconded by Mr. Parks. The motion carried.
