6 LOCATED ON RAHLING CIRCLE, LITTLE ROCK, ARKANSAS;

10 NOW,THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITrys 4S.,V'

12 Section 1. That the zoning classification of the following described property be changed from Revised
13 PCD, Planned Commercial District,to Revised PCD:
14 Lot 1 the Village at Rahling Road and Unrecorded Lot 7, the Village at Rahling Road
15 described as part of Section 36, T-2-N, R-14-W, Little Rock, Pulaski County, Arkansas,
16 more particularly described as follows: Beginning at the northernmost corner of Lot 8A,
17 the Village at Rahling Road, Little Rock, Pulaski County, Arkansas, said corner lying on
18 the westerly right-of-way line of Rahling Circle; thence S58°23'14"W along the northerly
19 line of said Lot 8A, extended 289.74 feet; thence N31°38'39"W, 254.84 feet; thence
20 northeasterly along the arc of a 80.0-foot radius curve to the right, a chord bearing and
21 distance of N51°42'40"E, 18.51 feet; thence N58°21'21"E, 270.15 feet to a point on the
22 said westerly right-of-way line of Rahling Circle;thence S31°38'53"E along said westerly
23 right-of-way line, 235.46 feet; thence southeasterly continuing along said westerly right-
24 of-way line being the arc of a 199.0-foot radius curve to the left, a chord bearing and
25 distance of S34°46'32"E, 21.72 feet to the point of beginning, containing 74,170 square-
26 feet or 1.7027 acres. more or less.
27 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
28 Rock Planning Commission.
29 Section 3. That the change in zoning classification contemplated for The Village at Rahling Road
30 Revised Long-Form PCD(Z-6323-R), located on Rahling Circle, is conditioned upon obtaining a final plan
31 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.

1 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
2 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
3 to affect and designate the change provided for in Section 1 hereof.
4 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
5 plan.
6 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
10 ordinance.
11 Section 7. Repealer. All laws,ordinances, resolutions, or parts of the same that are inconsistent with
12 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
