That the zoning classification of the following described property be changed from MF-24, 13 Multi-Family District,to PD-R, Planned Development- Residential: 14 A tract of land in Little Rock, Pulaski County, Arkansas being a part of the Northwest '/4, 15 of the Northwest 1/4, Section 10, Township 1 North, Range 13 West. Commencing at the 16 Northeast corner of the Northwest 1/4,Northwest 1/4, Section 10,thence South along the East 17 line a distance of 460.00-feet to the point of beginning; thence N87°44'23"W 196.40-feet 18 to the East right of way of Interstate 430; thence S01°33'03" E 33.62-feet; thence 19 S07°31'29"W 202.60-feet; thence S14°39'58"E 132.27-feet; thence SI°39'58"E 92.19- 20 feet; thence S87°56'16"E 165.05-feet; thence N2°37'30"E 453.23-feet to the point of 21 beginning,containing 2.00 acres,more or less. 22 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little 23 Rock Planning Commission. 24 Section 3. That the change in zoning classification contemplated for the Preserve at Aldersgate Short- 25 Form PD-R(Z-4403.-I), located at 1303 and 1310 Aldersgate Road, is conditioned upon obtaining a final 26 plan approval within the time specified by Chapter 36, Article VII, Section 36-454 (e) of the Code of 27 Ordinances. 28 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, 29 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary 30 to affect and designate the change provided for in Section 1 hereof. 31 Section 5. In the event any title, section, paragraph, item, sentence, clause, phrase, or 2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 4 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 5 ordinance. 6 Section 7. Repealer.
