That the zoning classification of the following described property be changed from PD-C, 13 Planned Development- Commercial,to Revised PD-C: 14 Part of the SE '/4 NE 'A of Section 16, T-1-N, R-13-W, Little Rock, Pulaski 15 County, Arkansas, more particularly described as: commencing at the 16 northeast corner of the N 'A, SE '/4 NE 'A, Said Section 16; thence 17 N86°51'25"W, 145.45 feet to a point on the west right-of-way line of Old 18 Shackleford Road and the point of beginning;thence S08°17'56"W along said 19 west right-of-way line, 150.0 feet; thence N87°32'26"W, 267.16 feet; thence 20 N87°38'54"W, 106.50 feet; thence N04°06'14"E, 150.36 feet; thence 21 S87°24'35"E, 384.61 feet to the point of beginning,containing 56,755 square 22 feet or 1.3029 acres,more or less. 23 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little 24 Rock Planning Commission. 25 Section 3. That the change in zoning classification contemplated for Sparks Revised Short-Form PCD 26 (Z-5959-C), located at 3204 Shackleford Pass, is conditioned upon obtaining a final plan approval within 27 the time specified by Chapter 36, Article VII, Section 36-454(e)of the Code of Ordinances. 28 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, 29 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary 30 to affect and designate the change provided for in Section I hereof. 31 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the 32 plan. [Page 1 of 21 1 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 4 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 5 ordinance. 6 Section 7. Repealer.
