AN ORDINANCE GRANTING VARIANCES FROM
VARIOUS LOT DEVELOPMENT STANDARDS OF
CHAPTER 31 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS; PROVIDING FOR A
VARIANCE TO ALLOW A REDUCED FRONT LOT WIDTH
ON SELECTED LOTS, A VARIANCE TO ALLOW A
REDUCED LOT DEPTH ON SELECTED LOTS, A
VARIANCE TO ALLOW A REDUCED MINIMUM LOT
SQUARE FOOTAGE ON SELECTED LOTS, A VARIANCE
TO ALLOW A REDUCED FRONT YARD BUILDING LINE
ON SELECTED LOTS FOR THE CAPITOL LAKES
ESTATES TRACT A — GOVERNORS MANOR —
PRELIMINARY PLAT (S- 1100 -E), LOCATED NORTH OF
CAPITOL HILLS BOULEVARD AT RUSHMORE AVENUE.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That a variance from various lot design standards of Chapter 31 of
the Code of Ordinances is granted to provide for variances of certain requirements within
the Subdivision Regulations of the City of Little Rock for the Capitol Lakes Estates Tract
A — Governors Manor - Subdivision Preliminary Plat (S- 1100 -E) as follows:
Subsection A. That variances are granted from the provisions of Chapter 31,
Section 31- 232(a) to allow Lots 2 — 35 and 38 - 44 to develop with a reduced lot width.
Subsection B. That variances are granted from the provisions of Chapter 31,
Section 31- 232(a) to allow Lots 1 — 34 and 37 - 45 to develop with a reduced lot depth.
Subsection C. That variances are granted from the provisions of Chapter 31,
Section 31- 232(a) to allow Lots 2 — 35 and 38 - 44 to develop with a reduced minimum
lot area square footage.
Subsection D. That variances are granted from the provisions of Chapter 31,
Section 31 -256 to allow Lots 1 — 45 to develop with a reduced front building line.
SECTION 2. This ordinance shall take effect thirty (30) days from and after its
passage.
