12 SECTION 1. That the zoning classification of the following described property be changed from R-
13 2, Single-Family, to PD-R, Planned Development—Residential:
14 Part of Section 19, T-2-N, R-13-W, Little Rock, Pulaski County, Arkansas, more
15 particularly described as follows: Beginning at the southwest corner of Lot 13 Shaker
16 Heights Subdivision to the City of Little Rock, Arkansas, thence N89°57'59"W
17 260.78'; thence N00°28'52"W 121.25'; thence west 423.69'; thence N00°29'22"E,
18 162.53'; thence N44°43'51"E 462.82'; thence N40°49'52"E 74.13'; thence
19 N43°43'33"E 34.11'; thence N53°46'16"E 56.71'; thence S03°19'18"W 396.43';
20 thence S89°59'31"E 267.56'; thence S00°41'31"W 331.20' to the point of beginning
21 containing 5.74 acres, more or less.
22 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
23 Little Rock Planning Commission.
24 SECTION 3. That the change in zoning classification contemplated for TL Addition Short-Form PD-
25 R (Z-8194-A), located on Taylor Loop Road just North of Hinson Road is conditioned upon obtaining a
26 final plan approval within the time specified by Chapter 36, Article VII, Section 36-454 (e)of the Code of
27 Ordinances.
28 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
29 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
30 necessary to affect and designate the change provided for in Section 1 hereof.
31 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of
32 the plan.

1 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
2 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
7 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
