3 AN ORDINANCE TO APPROVE MODIFICATION TO A PLANNED
4 ZONING DEVELOPMENT AND PROVIDE FOR THE ESTABLISHMENT
5 OF A PLANNED COMMERCIAL DISTRICT TITLED LOT 1R WEST
6 MARKHAM PARKWAY ADDITION SHORT-FORM PCD (Z-5178-C),
7 LOCATED ON THE SOUTHWEST CORNER OF CHENAL PARKWAY
8 AND OLD TOWN ROAD, LITTLE ROCK, ARKANSAS; AMENDING
9 ORDINANCE NO. 16,212 AND THE OFFICIAL ZONING MAP OF THE
10 CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK,ARKANSAS:
14 Section 1.That Ordinance No. 16,212,adopted by the Little Rock Board of Directors on May 19, 1992,
15 be amended to provide for modification of the Planned Zoning Development described as Lot 1R West
16 Markham Parkway Addition Short-Form PCD (Z-5178-C), located on the southwest corner of Chenal
17 Parkway and Old Town Road.
18 Section 2. That the zoning classification of the following described property be changed from 0-3,
19 General Office District, and PCD, Planned Commercial District,to PCD:
20 Lot 1 West Markham Parkway Addition, City of Little Rock, Pulaski County,
21 Arkansas,AND Part of Tract 13,Hillvale Addition,Little Rock,Arkansas,described
22 as,commencing at the southwest corner of Tract 13; thence N00°27'18"W along the
23 west line of Tract 13 for 360.41 feet to its intersection with the south right-of-way line
24 of Rock Creek Parkway; thence N81°27'39"E along said south right-of-way line
25 263.43 feet to the point of beginning;thence N81°27'39"E continuing along said south
26 right-of-way line 122.32 feet; thence S08°12'36"W, 69.11 feet; thence S65°04'41"W,
27 124.65 feet; thence N01°05'00"E, 102.77 feet to the point of beginning.
28 Section 3. That the preliminary site development plan/plat be approved as recommended by the Little
29 Rock Planning Commission.
30 Section 4. That the change in zoning classification contemplated for Lot 1R West Markham Parkway
31 Addition Short-Form PCD(Z-5178-C), located on the southwest corner of Chenal Parkway and 94 iow, y
32 Road, is conditioned upon obtaining a final plan approval within the time specified by Chat e'

1 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
2 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
3 to affect and designate the change provided for in Section 1 hereof.
4 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
5 plan.
6 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
10 ordinance.
11 Section 8. Repealer. All laws,ordinances,resolutions, or parts of the same that are inconsistent with
12 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
