11 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE t.; b5k4-

12 OF LITTLE ROCK,ARKANSAS:
13 Section 1. That the zoning classification of the following described property be changed from POD,
14 Planned Office Development,to PD-C, Planned Development-Commercial:
15 Part of the NE 1/4, NW 1/4 and Part of the NW 1/4 NW 1/4 of Section 22, T-1-N, R-13-W,
16 Little Rock, Pulaski County, Arkansas, more particularly described as: Beginning at the
17 SW corner of the NE 1/4 NW 1/4 of said Section 22; thence N88°37'57"W along the south
18 line of the NW 1/4 NW 1/4 NW '/a 82.97 feet to a point on the east right of way line of
19 Shackleford Road; thence in a northerly direction along the east right of way line of said
20 Shackleford Road the following: (1)N13°35'07"W, 76.12 feet; (2)NO2°54'41"W, 93.47
21 feet;(3)N05°33'04"E, 198.82 feet and(4)N00°51'28"E, 12.72 feet;thence S89°06'47"E,
22 290.02 feet; thence S00°51'28"W, 380.15 feet to a point on the south line of said NE 1/4
23 NW 1/4, Section 22;thence N88°39'16"W along said south line, 198.19 feet to the point of
24 beginning containing 112,800 square-feet or 2.5895 acres, more or less.
25 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
26 Rock Planning Commission.
27 Section 3. That the change in zoning classification contemplated for Lot 3 Colonel Glenn Business
28 Center Short-Form PD-C (Z-5703-D), located on the southeast corner of Colonel Glenn Road and
29 Shackleford Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter
30 36,Article VII, Section 36-454(e)of the Code of Ordinances.
31 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
32 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
33 to affect and designate the change provided for in Section 1 hereof.

1 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
2 plan.
3 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
4 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
5 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
6 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
7 ordinance.
8 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with
9 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
