3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED RESIDENTIAL DISTRICT TITLED OUT
5 IN THE WOODS APARTMENTS LONG-FORM PD-R (Z-2582-A),
6 LOCATED AT 9201 KANIS ROAD, LITTLE ROCK, ARKANSAS;
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK,ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from
13 MF-18, Multi-Family,to PD-R, Planned Development- Residential:

25 corner of said Lot 1: thence S45°49'22"E 135.38 feet; thence along a curve to the left
26 having a radius of 465.54 feet, an arc length of 40.11 feet and a chord which bears
27 S48°21'35"E 40.11 feet; thence N59°25'11"W 165.99 feet; thence N66°16'25"W 21.64
28 feet;thence N52°01'14"E 45.23 feet to the point of beginning.
29 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
30 Rock Planning Commission.
31 Section 3. That the change in zoning classification contemplated for Out in the Woods Apartments
32 Long-Form PD-R (Z-2582-A), located at 9201 Kanis Road, is conditioned upon obtaining a final plan
33 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.

1 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
2 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
3 to affect and designate the change provided for in Section 1 hereof.
4 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
5 plan.
6 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
10 ordinance.
11 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with
12 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
