3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED MINI OF LITTLE ROCK SHORT-FORM PCD (Z-
6 5803-B), LOCATED AT 12601 WEST MARKHAM STREET, LITTLE
7 ROCK, ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF
8 THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
9 PURPOSES.

11 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
12 OF LITTLE ROCK,ARKANSAS:
13 Section 1. That the zoning classification of the following described property be changed from
14 Revised PCD, Planned Commercial District,to Revised PCD:
15 Lot 1, Chenal Business Addition, City of Little Rock, Pulaski County, Arkansas, being
16 shown on Plat of Record as Plat E/51, Records of Pulaski County, Arkansas.
17 Section 2. That the preliminary site development plan/plat be approved as recommended by the
18 Little Rock Planning Commission.
19 Section 3. The approval is subject to the following conditions:
20 a. Compliance with the following conditions previously imposed with the PCD approval:
21 b. No body shop constructed as a part of the development
22 c. No off-site parking of vehicles
23 d. No on-street unloading of vehicles being delivered
24 e. No flashing lights, search lights or carnival type promotions
25 f. Test drive routes are to be defied and not allowed through the Timber Ridge neighborhood
26 g. All site lighting is to be directional and controlled to light only the site.
27 Section 4. That Chapter 36, Section 36-543 (7) be waived to allow the proposed roof sign that is not
28 mounted on a vertical surface.
29 Section 5. That the change in zoning classification contemplated for Mini of Little Rock Short-Form
30 PCD (Z-5803-B), located at 12601 West Markham Street, is conditioned upon obtaining a final plan
31 approval within the time specified by Chapter 36, Article VII, Section 36-454 ` attlie Code of

1 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
2 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
3 necessary to affect and designate the change provided for in Section 1 hereof.
4 Section 7. That this ordinance shall not take effect and be in full force until the final approval of the
5 plan.
6 Section 8. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
10 ordinance.
11 Section 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
12 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
