A RESOLUTION ACCEPTING AN OFFER MADE BY
ARKANSAS POWER AND LIGHT COMPANY TO BUY
A TRACT OF LAND IN THE LITTLE ROCK PORT
INDUSTRIAL PARK DISTRICT FOR THE TOTAL
SUM OF $17 , 200 . 00 ; AUTHORIZING THE MAYOR
AND CITY CLERK TO EXECUTE A WARRANTY DEED
IN FAVOR OF ARKANSAS POWER AND LIGHT COMPANY
UPON PAYMENT OF THE TOTAL AMOUNT OF THE
PURCHASE PRICE; AND FOR OTHER PURPOSES
NOW, THEREFORE, BE. IT RESOLVED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS .
SECTION 1 . Arkansas Power and Light Company has submitted
to the Little Rock Port Authority a bid to purchase a tract of land
in the Little Rock Port Industrial Park District containing 4 . 3 acres ,
which offer has been accepted by the Little Rock Port Authority sub-
ject to the approval of the Board of Directors of the City of Little
Rock. The tract of land under consideration is more particularly
described as follows :
Part of the NW4 of the NE4 of Section 21 , Township
1 North, Range 11 West, Pulaski County , Arkansas
and more particularly described as follows :
Beginning at a point on the Easterly right of way line
of the Natural Gas Pipeline Company of America 100
feet North of the South Line of the NW4 of the NE4
of said Section 21 ; thence Northeasterly 463 feet
more or less along said Easterly right of way line;
thence South 88047 ' 55" East, 353 feet more or less ;
thence South 1033 ' 10" West, 440 feet more or less ;
thence North 88047 ' 55" West, 500 feet along a line
100 feet North of and parallel to the South line of
the NW4 of the NE4 of said Section 21 to the point
of beginning, the tract containing 4 . 3 acres , more
or less .
SECTION 2 . The offer to purchase as set out in an Offer
and Acceptance dated 20th day of October , 1971 attached to this
Resolution and incorporated therein by reference is hereby approved
and accepted by the Board of Directors of the City of Little Rock
and the Mayor is hereby authorized and directed to execute for and
on behalf of the City of Little Rock a Warranty Deed conveying said
property to Arkansas Power and Light Company and the City Clerk is

hereby authorized and directed to attest said Deed and to deliver
same to Arkansas Power and Light Company upon full payment of the
sum of $17 ,200 . 00.
SECTION 3 . This Resolution shall be in full force and
effect from and after its- .adoption.

Subject to your acceptance of this offer within 10 days of the date above
stated, we hereby offer to sell to you upon the terms and conditions hereinafter
stated, the following described property in Pulaski County, Arkansas, to-wit:

This offer is made on the following terms:
1. Arkansas Power and Light Company will pay as purchase price therefore
in cash the sum of $ 4,0n0.0n .per acre. Estimated to be 4.3 acres but
subject to survey prior to closin .
2. Upon your acceptance of this offer the undersigned
will furnish Abstract of Title, certified to current date, reflecting
good merchantable title and you will approve title or advise us of any exceptions
within 15 days of furnishing abstract and if there are defects we shall have a
reasonable time to cure same. We will simultaneous with delivery of possession

conveying the property free of liens or encumberances except recorded easements.
Buyer will furnish revenue stamps.
3. Upon your acceptance of this offer proper survey of the property described
above with a certified plat of the property will be furnished by you

money to be applied upon the purchase price if this transaction is closed.
