That the zoning classification of the following described property be changed from 0-3, 14 General Office District,to POD, Planned Office Development: 15 The North twenty-five (25) feet of Lot 13 and all of Lots 15 and 15, Block 1 Strong and 16 Waters Addition to the City of Little Rock, Pulaski County, AR. 17 Section 2. That the preliminary site development plan/plat be approved as recommended by the 18 Little Rock Planning Commission. SHE Chp 19 • The approved uses included the allowed uses within the C-1, Neighborhood Commereia P6'/j. 20 Zoning District and the 0-3, General Office Zoning District. 21 • A maximum of 1,500 square-feet of restaurant space is allowed. -143 22 Section 3. That the change in zoning classification contemplated for A & A Investment Sfiiixt- e`' 23 PCD (Z-8850), located on the northeast corner of West Markham and Fillmore Streets, is conditioned ' 24 upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36-454 25 (e)of the Code of Ordinances. 26 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 27 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 28 necessary to affect and designate the change provided for in Section 1 hereof. 29 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the 30 plan. 31 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 32 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 33 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and [Page 1 of 21 1 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 2 ordinance. 3 Section 7. Repealer.
