3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED ELEVEN TWO ELEVEN CANTRELL ROAD
6 CENTER REVISED SHORT-FORM PCD (Z-8611-A), LOCATED ON THE
7 SOUTHEAST CORNER OF CANTRELL ROAD AND WOODLAND
8 HEIGHTS ROAD, LITTLE ROCK, ARKANSAS; AMENDING THE
9 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
10 ARKANSAS; AND FOR OTHER PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK,ARKANSAS:
14 Section 1. That the zoning classification of the following described property be changed from PCD,
15 Planned Commercial District,to Revised PCD:
16 A parcel of land in the NW 1/4 SE 1/4 Section 21, T-2-N, R-13-W, Pulaski County,
17 Arkansas, more particularly described as: Starting at the SE corner of said NW 1/4, SE 1/4,
18 Section 21; thence West along the south line of said NW 1/4, SE 1/4, 540.0 feet, to the east
19 right-of-way line of Woodland Road; thence N0°09'10"E, along said west right-of-way
20 line, 588.00 feet to the point of beginning; thence continuing N0°09'10"E, along said east
21 right-of-way line, 96.16 feet; thence N23°44'54"E and continuing along said right-of-way
22 line, 199.03 feet to the southwesterly right-of-way line of Arkansas Highway No. 10;
23 thence along said southwesterly right-of-way line the following distances and bearings;
24 S47°56'30" 106.35 feet; thence S29°34'00"W 223.14 feet; thence N62°13'20"W 215.0
25 feet; the east right-of-way line of Woodland Road, said point being the point of
26 beginning, containing 1.499 acres, more or less. As described in Instrument
27 #84-62685, dated October 12, 1984, filed for record in Pulaski County Circuit Clerk's
28 Office.
29 Section 2. That the preliminary site development plan/plat be approved as recommended by the
30 Little Rock Planning Commission.
31 Section 3. That the change in zoning classification contemplated for Eleven Two Eleven Cantrell
32 Road Center Revised Short-Form PCD (Z-8611-A), located on the southeast corner of 04t c4iitgdiERON1 and

1 Woodland Heights Road, is conditioned upon obtaining a final plan approval within the time specified by
2 Chapter 36,Article VII, Section 36-454 (e)of the Code of Ordinances.
3 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
5 necessary to affect and designate the change provided for in Section 1 hereof.
6 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
7 plan.
8 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
9 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
10 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
11 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
12 ordinance.
13 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
14 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
