ORDINANCE NO. 20,706 Fees $20.00
AN ORDINANCE TO RECLASSIFY PROPERTY LOCATED IN THE
CITY OF LITTLE ROCK, ARKANSAS; TO AMEND THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND
FOR OTHER PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
CITY OF LITTLE ROCK, ARKANSAS:
Section 1. That the zone classification of the following property be and is hereby changed as
indicated:
Z- 4746 -A: Described as part of the south ten (10) acres of the north fifteen (15)
acres of the E' /2 NW' /4 SW '/4, located in Section 2, T-1-N, R -13 -W, City of Little
Rock, Pulaski County, Arkansas, and more particularly described as follows: Being
331 feet south and thirty (30) feet west of the northeast corner of NW '/4 SW '/4,
thence S11 155'41" W, 2.03 feet to a point on the north right -of -way of Knoedl
Court; thence along said northerly right -of -way of Knoedl Court the following:
N87 °57'02 ": W, 187.75 feet to a point on a curve; thence along a curve to the left
having a radius of 180 feet with a chord bearing and distance of S64 °18'13" W,
167.6 feet; thence S36 °33'28" W, 1.59 feet to a point on a curve; thence along a
curve to the right with a radius of 100 feet having a chord bearing & distance of
S51 031'16" W, 51.64 feet to a point on a curve; thence along a curve to the left with
a radius of fifty (50) feet having a chord bearing & distance of S24 °10'49" W, 67.31
feet to the northeast corner of Lot 2, Knoedl Court Addition; thence leaving said
right -of -way N88 144'15" W, along the north line of said Lot 2, 221.15 feet to the
northwest comer of said Lot 2 and being the east line of Block 5 of Pennbrook
Subdivision; thence N01 026'26" E, along the said east line, for 180 feet to the
northeast corner of Lot 12, Block 5, Pennbrook Subdivision; thence S87 °57'02" E,
along the south line of Lots 9 to 1, Block 5, Pennbrook Subdivision, 625.63 feet to
the point of beginning, containing 1.17 acres, more or less: From 0-3, General
Office District (with conditions), to 0-3, General Office District (with amended

Section 2. That the zoning of the above described property is subject to the following amended
conditions which were proposed by the applicant for the property described in Section 1 of this
ordinance and which shall be covenants running with the land to bind subsequent grantees of the
property:
• A minimum thirty (30) -foot wide land use buffer shall be provided along the west
property line and a minimum twenty (20) -foot wide land use buffer shall be provided
along the north property line.
• Any portion of the above described land use buffers which has been disturbed or is
disturbed in the future must be re- planted to meet ordinance standards.
• All other conditions as required by Ordinance No. 15,909 shall remain in full force
and effect.
Section 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the
respects necessary to affect and designate the change provided for in Sections 1 and 2 hereof.
Section 4. That the ordinance shall take effect and be in full force thirty (30) days after the date
of its passage and approval.
Section 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force
and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a
part of the ordinance.
Section 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
