That the zoning classification of the following described property be changed from R -2, 14 Single- Family, to PD -R, Planned Development Residential: 15 Part of Lot 18 and Lots 19 — 23 Hicks Interurban Addition to the City of Little Rock, 16 Arkansas. More particularly described as: beginning at a found clinched iron pipe 17 representing the location of the SW corner of said Lot 23 thence NO1 °58'32 "E along the 18 west line of aforementioned Lots, 292.37' to the intersection of said west line with a 19 chain link fence; thence leaving said west line S89 °53'1 1 "E along said chain link fence 20 141.70' to a chain link fence post representing the location of the NE corner of said Lot 21 18; thence leaving chain link fence SO1 °48'47 "W along the west line of said Lots 18 — 22 23, 299.88' to a '/2" iron pin representing the location of the SE corner of said Lot 18; 23 thence leaving said east line N86'5 1'30"W along the south line of said Lot 23, 142.51' to 24 the point of beginning containing 0.97 acres, more or less. 25 Section 2. That the approval of Green Design Construction Company Short-Form PD -R (Z- 8814), 26 located on the northwest corner of 18th Street and Wilson Road, is subject to compliance with the 27 following additional conditions: 28 • That the preliminary site development plan/plat be approved as submitted, including all 29 staff comments and conditions as outlined in the Planning Commission Agenda Staff 30 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 31 in paragraph H and subject to additional conditions imposed at the Planning Commission 32 Public Hearing as amended by the applicant. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Green Design Construction Company Short -Form PD -R (Z- 8814), located on the northwest corner of 18th Street and Wilson Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section I hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
