That the zoning classification of the following described property be changed from C -2, 14 Shopping Center District, and C -3, General Commercial District, to PCD, Planned Commercial District: 15 Lot 1, Interstate 430 Shoppers Mall Addition, Little Rock, Arkansas 16 AND 17 Lands located in the Southwest '/4 of Section 16, T -1 -N, R -13 -W, City of Little Rock, 18 Pulaski County, Arkansas, more particularly described as follows: Commencing at the 19 southeast corner of the southwest '/4 of the southeast '/a of the southwest '/a of said Section 20 16, which is also the point of beginning; thence N88 °5'22 "W, 611.95 feet to a point 21 which is also on the east right -of -way of Bowman Road; thence continue along said right - 22 of -way line N23 °55'49 "W, 261.77 feet; thence N88 °18'38 "W 724.42 feet; thence 23 N01031'1 I "W, 238.39 feet to the point of beginning containing 3.637 acres, more or less. 24 Section 2. That the approval of Interstate 430 Shoppers Mall Long -Form PCD (Z- 3371 -TT), located 25 at 11900 Colonel Glenn Road, is subject to compliance with the following additional conditions: 26 • That the preliminary site development plan /plat be approved as submitted, including 27 all staff comments and conditions as outlined in the Planning Commission Agenda 28 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff 29 analysis in paragraph H and subject to additional conditions imposed at the Planning 30 Commission Public Hearing as amended by the applicant. 31 Section 3. That the preliminary site development plan/plat be approved as recommended by the 32 Little Rock Planning Commission. [Page 1 of 21 I Section 4. That the change in zoning classification contemplated for Interstate 430 Shoppers Mall 2 Long -Form PCD (Z- 3371 -TT), located at 11900 Colonel Glenn Road, is conditioned upon obtaining a 3 final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of 4 Ordinances. 5 G'! 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
