NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from 0-3, General Office District, to POD, Planned Office District: Tract 1 — Lots 3 — 10, Block 23, Lincoln Park Addition, now in the City of Little Rock, Pulaski County, Arkansas, and the E 'h of a strip of land immediately West of and abutting on Lots 3, 4 and 5, Block 23, Lincoln Park Addition to the City of Little Rock, said strip being formerly platted as part of Grant Street which was closed by the City Ordinance No. 11289, dated June 18, 1962, and filed on June 22, 1962, recorded in Book 801, Page 88. Tract 2 — Lots 6 — 10, except the West 20 -feet thereof, Block 24, Lincoln Park Addition to the City of Little Rock, Pulaski County, Arkansas, and that portion of Grant Street East of and abutting on said property as closed by Ordinance No. 11289, dated on June 18, 1962 and filed on June 22, 1962, recorded in Deed Book 801, Page 88 and being a strip of land fifty (50) feet in width, East and West and 150 feet in length, North and South. Section 2. Section 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Nature Conservancy of Arkansas Short-Form POD (Z- 8815), located on the northeast corner of Woodlawn Drive and North University Avenue, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
