That the zoning classification of the following described property be changed from PCD, 13 Planned Commercial Development, to PD -O, Planned Office Development: 14 Lands lying in the Southwest I/4 of Section 11, Township 1 North, Range 12 West, 15 Pulaski County, Arkansas, more particularly described as follows: Commencing at the 16 Northeast corner of Lot 10, Block 4 of the Van Frank's Subdivision to the City of Little 17 Rock records of Pulaski County, Arkansas, which is also the point of beginning; thence 18 South 03 degrees 46 minutes 46 seconds West 196.11 feet; thence North 88 degrees 28 19 minutes 14 seconds West 129.0 feet; thence South 26 degrees 43 minutes 46 seconds 20 West 81.0 feet; thence South 01 degrees 55 minutes 46 seconds West 6.0 feet; thence 21 North 87 degrees 08 minutes 14 seconds West 45.0 feet; thence North 12 degrees 47 22 23 24 25 26 27 28 29 30 31 32 minutes 14 seconds West 160.0 feet; thence North 16 degrees 51 minutes 44 seconds West 170.34 feet to a point which is also on the south right -of -way of 24th Street; thence continue along said right -of -way South 88 degrees 01 minutes 14 seconds East 309.80 feet to the point of beginning containing 1.429 acres, more or less. Section 2. That the approval of Our House Short-Form PD -O (Z- 5239 -G), located in the 300 Block of East 24th Street, is subject to compliance with the following additional conditions: That the preliminary site development plan /plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at Planning Commission Public Hearing as amended by the applicant. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Our House Short -Form PD -O (Z- 5239 -G), located in the 300 Block of East 24th Street, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
