AR ORDINANCE WAIVING THE YARD REQUIREEWTS FOR
LOT 4, BLACK 14, RIDGELAND ADDITION TO THE CITY
OF.LITTLE ROCK, LADING ORDIRMCE NO. 54200

WHEREAS, Lot 4 of Block 14, Ridgeland Addition to the City of Little
Rock, Arkansas has been zoned as Class OF" Commercial District property,
and a yardage requirement placed upon this lot by Ordinance No. 5420, and
WHEREAS, the structures which were and are still located upon said
property were completed previous -to the tine of the passage of said Ordinance
No. 5420, and are not situated so as to comply with the provisions concern-
ing the yard requirements of said Ordinance, and said structures have be-
come in a deplorable state of repair, and
WHEREAS, the present owners of said pmoperty are desirous of errect-
ing a new, fireproof building on said property suitable for use as a

with the spirit and letter of said zoning ordinance than now exists, there -
fore
BE IT CfftDUNED BY THE CITY COUNCIL OF THE CITY OF LITTLE ROCK, ARKANSAS
Section 19 The yard requirements upon Lot 4, Block 14, Ridgeland
Addition to the City of Little Rock, Arkansas, shall be as follows:
On the Vilest, front or Cedar Street side of said lot there shall be
a yard requirement of fifteen (15) feet, on the East or rear side
of said lot there shall be a yard c6quirement of twenty feet -five
inches, and on the South or Markham Street side of said lot no row
gnirements as to yard.
Section 2. Section 13 of Ordinance No. 5420, in so far as it
is in conflict with the provisions of this Ordinance, is hereby expressly
repealed, and all Ordinances and parts of Ordinances in conflict herewith
are hereby repealed, and this Ordinance shall be in fall force and effect
from and after its passage.
