AN ORDINANCE ESTABLISHING BUILDING SETBACK LINES ACROSS ALL
PROPERTY ABUTTING ON A PORTION OF CANTRELL ROAD; AND FOR
OTHER PURPOSES.
WHEREAS, Act 186 of the 1957 General Assembly of the State of
Arkansas authorizes cities to prepare setback ordinances establishing
setback lines on such major streets and highways as are designated on
the faster Street Plan.
WHEREAS, The Little Rock Planning Commission, at a meeting on
March 300 1959, approved the Master Street Plan of the City of
Little Rock, Arkansas, and
WHEREAS, The Board of Directors of the City of Little Rock, at a
meeting on April 20, 1959, adopted said Master Street Plan.
WHEREAS, It is now desirable that a building setback line be
established along part of Cantrell Road as shown on the Master Street
Plan,
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS:
SECTION 1, DEFINITION
A building setback line is a line across the full width of a tract
or tracts of property abutting upon a street or public right -of -way,
between which line and the property line of the street there shall be
erected no building, pump island, or other structure. The distance
specified for a building setback line shall be the minimum distance
measured horizontally between said line and the right -of -way line.
SECTION 2. Establishment of Building Setback Line
(A) There is hereby established along a portion of Cantrell Road,
more particularly described as follows:
A building setback line of 15 feet north of the north R/W line of
Cantrell Road, generally being that portion of Cantrell Road between
Bishop Street and Park Avenue, if extended to Cantrell Road and the
Missouri Pacific Railroad spur line east of the east end of the Lincoln
Avenue viaduct.in the vicinity of the Bishop Street and Cantrell Road
intersection running north and south through Cantrell Road.

A building setback line of 6 feet south of the south R/W line of
Cantrell Road and the Missouri Pacific spur line east of the east end
of the Lincoln Avenue viaduct.
SECTION 3. Effect on Existing Building and Structures
Nothing herein contained shall be construed as prohibiting the
continued occupancy, maintainence, or repair of any non - conforming
building or structure, legally existing at the effective date hereof.
SECTION 4, Enforcement
It shall be the duty of the City Engineer to enforce this ordi-
nance.
SECTION 5, Conflicting Ordinances
The most restrictive ordinance pertaining to building setbacks
shall apply.
SECTION 6. Effective Date
This ordinance shall be in full force and effect from and after
its passage approval and filing.
