ORDINANCE N0, 11,248
AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES IN THE CITY OF
LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 5420 AS AMENDED;
THE LITTLE ROCK ZONING ORDINANCE AND FOR OTHER PURPOSES:
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
ARKANSAS:
SECTION 1. That the zone classification of the following
property -be and is hereby changed as indicated.
Tract No. 2 -A Southwest corner of Fifth Street and University
Avenue, described as a part of the East one -half, Northeast one -
quarter, Southeast one - quarter (E 1/20 NE 1/49 SE 1/4) Section 1,
Township -l- North, Range -13 -West, more particularly described as
follows: Beginning at a point thirty -five (35)feet South of and
forty (40) feet West of the Northeast corner of Northeast one- quarter
Southeast one- quarter (NE 1/49 SE 1/4)9 Section 10 Township -l- North,
Range -13 -West; thence South zero (0) degrees, four (04) minutes East,
parallel to and forty (40) feet West of the East line of said Northeast
one - quarter, Southeast one- quarter, (NE 1/4, SE 1/4), eight - hundred
forty -one and twenty -five one - hundredths (841.25) feet to a point;
thence North eighty -eight (88) degrees, fifty -two (52) minutes West,
six - hundred twenty -nine (629) feet to a point; thence North eight -
hundred fifty -one and fifty -three one- hundredths (851.53) feet to a
point twenty -five (25) feet South of the Northline of said Northeast
one- quarter, Southeast one - quarter (NE 1/4, SE 1/4); thence South
eighty -eight (88) degrees, fifty -one (51) minutes East parallel to
and twenty -five (25) feet South of the North line of said Northeast
one - quarter, Southeast one- quarter (NE 1/4, SE 1/4) six - hundred
eighteen and thirteen one- hundredths'(618.13) feet to a point; thence
in a Southeasterly direction along the are of a ten (10) feet radius
curve to the right, fifteen and seven - tenths (15.7) feet to the point
of beginning, containing twelve and twenty -eight one - hundredths (12.28)
acres, more or less. ALSO KNOWN AND DESCRIBED AS The North thirteen
and one -third (13 1/3) acres of the East one -half, Northeast one - quarter,
Southeast one- quarter (E 1/29 NE 1/4, SE 1/4) of Section 11 Township -
1- North, Range -13 -West, EXCEPT the North twenty -five (25) feet and the
East forty (40) feet thereof, and ALSO EXCEPT the following described

tract: Begin at a point that is twenty -five (25) feet South and forty
(40) feet West of the Northeast corner of the Northeast one - quarter,
Southeast one- quarter (NE 1/4, SE 1/4), Section 1, Township -l- North,
Range -13 -West, thence West parallel to and twenty -five (25) feet South
of the North line of said Northeast one- quarter, Southeast one - quarter
(NE 1/4, SE 1/4), ten (10) feet to a point: thence in a Southeasterly
direction along the arc of a ten (10.0) feet radius curve to the
right fifteen and seven- tenths (15.7) feet to a point, thence North
parallel to and forty (40) feet West of the East line of the said
Northeast one - quarter, Southeast one - quarter (NE 1/4, SE 1/4)9 t&n--
(10.0) feet to the Point of Beginning, in Pulaski County, Arkansas,
from "A" One- family District, to "F" Commercial District.
SECTION 2. That the Little Rock Zoning Ordinance, Ordinance No.
5420 as amended, and the map referred to in Section 2 thereof
entitled "District Map" be, and they are hereby amended to the extent
and in the respects necessary to effect and designate the changes
provided for in Section 1 hereof.
SECTION 3. That this ordinance shall take effect and be in full
force from and after its passage and approval.
