AN ORDINANCE AUTHORIZING THE CONVEYANCE
OF CERTAIN REAL PROPERTY SITUATED IN PULASKI
COUNTY, ARKANSAS, WITH PURCHASE PRICE TO BE
PAID TO BOARD OF COMMISSIONERS OF THE LITTLE
ROCK MUNICIPAL WATER WORKS
WHEREAS, the Board of Commissioners of the Little Rock
Municipal Water Works has requested the Board of Directors of
the City of Little Rock to approve the sale of the hereinafter
described real property held in the name of the City for the
use and benefit of the Little Rock Municipal Water Works; and
WHEREAS, the Board of Commissioners has determined that
said lands are not needed for waterworks purposes and that the
terms of the sale will be to the best interest of the City of
Little Rock; Now, Therefore,
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS:
Section 1. That the Mayor and City Clerk of Little Rock,
Arkansas, be, and they are hereby, authorized and directed to
execute a warranty deed on behalf of the City of Little Rock,
Arkansas, conveying to Pleasant Valley, Inc. the following
described real property situated in Sections 22 and 27, Township
2 North, Range 13 West, Pulaski County, Arkansas, to -wit:
Commence at the point where the South right of way line
of Arkansas State Highway No. 10 intersects the East line
of the Wk of the SWk of said Section 22 and run thence
North 69 degrees 57 minutes West 256.9 feet to the point
of beginning, which point is 4.5 feet South of the center
line of said highway pavement; thence South 19 degrees
43 minutes West 15 feet to the point of curvature of a
curve to the left, said curve having a radius of 470 feet
and an internal angle of 20 degrees 30 minutes; thence
Southerly along said curve to the left 168.2 feet to the
point of tangency thereof; thence South 0 degrees 47
minutes East 310 feet to the point of curvature of a curve
to the right, said curve having a radius of 1,637 feet
and an internal angle of 21 degrees 15 minutes; thence
Southerly along said curve to the right 607.14 feet to
the point of tangency thereof; thence South 20 degrees 28

minutes West 495'feet; thence South 20 degrees 30 minutes
West 4.7 feet; thence South 21 degrees 27 minutes West 60
feet; thence North 12 degrees 49 minutes 10 seconds West
along the proposed right of way of Interstate Highway No.
I -430, 580.79 feet to a point on the North property line
of the City of Little Rock's Water Department tract;
thence South 71 degrees 02 minutes East 244.88 feet; thence
North 20 degrees 28 minutes East 67.8 feet to the point of
curvature of a curve to the left, said curve having a
radius of 1,562 feet and an internal angle of 21 degrees
15 minutes; thence Northerly along said curve to the left
579.3 feet to the point of tangency thereof; thence North
0 degrees 47 minutes West 310 feet to the point of curvature
of a curve to the right, said curve having a radius of
545 feet and an internal angle of 20 degrees 30 minutes;
thence Northerly along said curve to the right 194.98 feet
to the point of tangency thereof; thence North 19 degrees
43 minutes East 15.5 feet; thence South 69 degrees 57
minutes East 75 feet to the point of beginning, containing
3.783 acres, more or less;
reserving, nevertheless, a fifty foot easement for waterworks
purposes across the South part of said tract, the price for said
conveyance to be $10.00 and other good and valuable consideration
to be paid to the Board of Commissioners of the Little Rock
Municipal Water Works.
Section 2. That this ordinance shall take effect and be in
force from and after its 'passage.
