AN ORDINANCE AMENDING VAR1017S SECTIONS OF THE CODE
OF ORDINANCES OF THE CITY OF LIT'T'LE ROCK, ARKANSAS
PROVIDING FOR AN 1°MH" MOBILE HOME ZONING DISTR.I.CT;
AND FOR OTHER PURPOSES
(43B) Mobile Home Park.. A tract of land of a minimum of six
acres, located on a collector street, d.e:signed and developed for the placement of
mobile home residential units thereon, and to be used for dwelling purposes only
except as provided herein. Mobile home spaces are to be for rent or lease only,
and each mobile home space shall be Located on an access easement of a minimum
width of thirty (30) feet. No sale or display of mobile homes is permitted in
a mobile home park.
SECTION 2. Section 43 -2 of the Code of Ordinances of the City of
Little Rock, Arkansas, is hereby amended, to read as follows:
Districts - In order to regulate and restrict the location of
buildings and other structures and of premises to be used for trade, industry,
residence or other specified uses, to regulate and limit the height and bulk of
buildings and other structures hereafter erected or altered., to regulate and determine

utilities and the like. Anchorage must comply with design, load requirements of
the building code of the City of Little Rock, Arkansas.

Little Rock, Arkansas is hereby divided into districts of which there shall be
nineteen, known as:
"A "- One - family District
"B "- Residence District
"C" -Two- family District
"MF 6" Multi - family District
"MF 12" Multi. - family District
"MF 18" Multi-family District
"MF 24" Multi - family District
"D "- Apartment District
"E "- Apartment Distract
"MH" Mobile Home District
"E -1" Quiet Business District
"E -1 -A" Nursing Home, Lodging, and Undertaking District
"F "- Commercial District
"G "- Commercial District
"G -1" Commercial District
"H "- Business District
"I" Light Industrial District
"J" -Light Industrial District
"K" -Heavy Industrial District
The City of Little Rock, Arkansas, is hereby divided into nineteen (19) Districts
aforesaid and the boundaries of such districts are shown on the official zoning
map on file in the office of the City Clerk and made a part of this chapter, being
designated as the "District Map", and said map and all the notations, references
and other information shown thereon shall be as much a part of this chapter as if
the matters and information set forth by said map were fully described herein.
Except as hereinafter provided:
(1) no building shall be erected, converted, reconstructed, or
structurally altered nor shall any building or land be used for any purpose other
than is permitted in the district in which such building or land is located.

(2) No building shall. be erected, converted, reconstructed, or
structurally altered to exceed the height or bulk limit herein established for the
district in which such building is located.
(3) No building shall be erected, converted, reconstructed., or
structurally altered so as to intrude upon the area required for the front, side,
rear, interior, or exterior yards as herein established; provided further that no
yard or open space on adjoining property shall be considered as providing a yard,
open space, or access for a lot wherever a building is to be erected..
(4) No lot area shall be so reduced or diminished that the
yards or other open spaces shall be smaller than prescribed by this chapter, nor
shall the density of population be increased in any manner except in conformity
with the area regulations as hereinafter provided.
(5) Every building hereafter erected shall be located on a
lot as herein defined and in no case shall there be more than one building on
one lot except as hereinafter provided.
SECTION 3. Section 43 -5 of the Code of Ordinances of the City of Little
Rock, Arkansas is hereby amended to add Subsection 43 -5.5 and said subsection shall
read as follows:
Section 43 -5.5 - "MH" Mobile Home District
(1) Use Regulations
In the "MH "Mobile Home District no building or land shall be
used and no building shall be hereafter erected, converted, or structurally alter-
ed, unless otherwise provided in this chapter, except for one of the following uses:
(a) Mobile Home Residential
(b) Accessory buildings (shall be located back of the
required setback line from any interior drive, or any exterior drive from which
access is taken).
(c) Accessory recreational uses such as tennis courts,
swimming pools, playgrounds, putting greens, etc., and other uses such as washa-
terias customarily incident to the above use, when located on the same lot and
back of the required setback lines.
(d) Nameplate not exceeding one square foot in area. (One per
mobile home). Signs not exceeding eight square feet in area appertaining to the

lease or hire of a building or premises. (One per mobile home park)
(2) Height and Area Regulations
In the "MH "Mobile Home District the maximum height of buildings,
the minimum required setbacks, and the maximum allowable density shall be as
follows:
(a) Height. In. the "MH " Mobile Home District, no building
hereafter erected or structurally altered shall exceed one story or fifteen feet.
(b) The minimum width of a mobile home park tract at any point
shall be fifty feet.

(c) The minimum setback from any property line shall be twenty

be eight mobile homes per acre.
(g) Awnings and carports may occupy only 40% of the required
minimum spacing between mobile homes; must be open from the ground to the roof
structure; and must be constructed of non- conbustible materials.
(3) Off- Street Parking
Off- street parking shall be provided at each mobile home space at
the rate of two spaces per mobile home. All surfaces subject to vehicular traffic
shall be paved. The minimum pavement requirements shall be as follows: 1�" asphaltic
concrete hot -mix with a 5" compacted base, or a double surface treatment with a 5"
compacted base, or a 4" concrete slab, and shall have apporpriate bumper guards
where needed.
(4) Patio Pads
Concrete patio pads must be installed for each mobile home
(5) Screening
Where a mobile home park adjoins a lot in a residential zone, or is
across the street from a residential zone, a compact evergreen screen and a

permanent type opaque fence of wood, masonry, or metal. canstruction having a height of
not less than 6 feet shall be erected and maintained between such area and the property
in a residential zone. Screening shall meet sight distance requirements as establish-
ed by Section 39 -145 of the Traffic Ordinance of the City of Little Rock, Arkansas.

(6) Recreation Space
Common recreation space shall be provided at the rate of three
hundred square feet per mobile home. Minimum size of any recreation space shall
be five thousand square feet. All required recreation areas shall be located back
of the required setback Lines. All required recreation areas shall be used solely
for recreational purposes.
(7) Storage Facilities
A storage area shall be provided at a central location, at the
rate of fifty square feet per mobile home for the storage of boats, campers, etc.
(8) Utility Installations
All utility insta.Llations shall meet the requirements established
by the appropriate codes.
(9) Double Frontage Spaces
No mobile home space having double frontage shall take access on
a dedicated public street,
(10) Development Plans
In accordance with Section 43 -24 of the Code of Ordinances of the
City of Little Rock, Arkansas, a development plan shall be submitted for all
proposed mobile home parks.
SECTION 4. Section 40 -1-(4) of the Code of Ordinances of the City
of Little Rock, Arkansas, is hereby amended to read as follows:
Trailer Coach. Any vehicle used or so constructed as to permit
it being used, as a conveyance upon the public streets or highways and duly
licensable as such, and constructed in such a manner as will permit occupancy
thereof as a dwelling or sleeping place :for one or more persons on a temporary
basis.
SECTION 5. This Ordinance shall be in full force and effect from
and after its passage.
