ORDINANCE NO. 12,673
AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING SECTION 43 -2
OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK,
ARKANSAS;AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1. That the zone classification of the following
properties be and is hereby changed as indicated:
Subsection (a) - Z -2592 - Described as the east 90 feet of Lot 7,
and the east 90 feet of the South Half of Lot 8, Block 427, Duvals Addition.
From: "E "- Apartment District To: "F "- Commercial District.
Subsection (b) - Z -2590 - Described as Lot 2, and the east 12.5
feet of Lot 3, Block 1, Worthen and Brown's Addition. From: "C "- Two - family
District To: "F "- Commercial District.
Subsection (c) - Z -2596 - Described as part of Blocks 44 and 45,
Santa Fe Park Addition to the City of Little Rock, Pulaski County, Arkansas,
described as: Beginning at the southwest corner of Bristol Replat, thence
south 89° 39' west 220 feet; thence north 1 °40' east 319.9 feet; thence east
220 feet to the northwest corner of said Bristol Replat, thence south 1!0 40'
west 321.5 feet to the point of beginning, containing 1.62 acres, more or
less. From: "A "- One - family District To: "E -1 "- Quiet Business District.
Subsection (d) - Z -2601 - Described as: part of the S2 S2 NWk,
Section 11, T -1 -N, R -13 -W described as follows: Beginning 30 feet west and
190 feet north of the southeast corner of said S2 S2 NW'k SW'k, thence north 89°
45' west 201 feet parallel to the south line of said S2 S2 NW2 SW'k then north
140 feet, thence south 89° 45' east 201 feet, thence south 140 feet to the
point of beginning with a 25 foot easement being described as: Part of the
S2 S2 NW'2 SW�, Section 11, T -1 -N, R -13 -W, beginning 30 feet west and 165 feet
north of the southeast corner of said S2 S2 NW's SWk, thence north 25 feet, thence
north 89° 45' west 201 feet, thence south 25 feet, thence south 89° 45' east
201 feet to the point of beginning for the purpose of ingress and egress.

Beginning 30 feet west of the southeast corner of said S2 S2 NW'k SWk, thence
north 89° 45' west 201 feet along the south line of said S2 S2 NW'k SWk,
thence north 140 feet; thence south 89° 45' east 201 feet, thence south 140
feet to the point of beginning, and a right -of -way easement 25 feet wide
adjoining and immediately north of the above described property for the
purpose of ingress and egress. From: "A" -One- family District To: "C " -Two-
family District.
Subsection (f) - Z -2600 - Described as Lots 1 through 5, and Lot 11
of Block 162, John Barrow Addition. From: "E -1" -Quiet Business District and
"B "- Residence District To: "F "- Commercial District.
Subsection (g) - Z -2591 - Described as part of Tract 1 Arnold's

Pulaski County, Arkansas, more particularly described as: Beginning at a
point on the south line of said Tract 1 which point is 119.0 feet east of
the southwest corner of said Tract 1; thence north (Meas. NO' 18' 20 "W) 165.0
feet parallel to the west line of said Tract 1 thence east (Meas. N89° 46'E)
94.0 feet parallel to the south line of Tract 1; thence south (Heas.SO° 18'
20 "E) 165.0 feet parallel to the west line of Tract 1; thence West
(Meas. S89° 46'W) along the south line of Tract 1, 94.0 feet to the point of
beginning, except the south 25 feet in use as a road (Nova Lane). From:

Subsection (i) - Z -2580 - Described as the east 150 feet of Lot 4
of the Subdivision of Lot 1, Block 4, Watkins Addition. From: "B "- Residence
District To: "F "- Commercial District.
Subsection (i) - Z-2299 - Described as the East Half of the SE'k
of the SWk of the NE'k, Section 2, except a strip 25 feet wide off of the
south end thereof, containing 5 acres, more or less; and the East Half of
the West Half of the SE'k of the SWk of the NE'k, Section 2, containing 22
acres, more or less; and a part of the NE'k of the SWk of the NEk, Section 2,
more particularly described as follows: Beginning at a point on the south

175.23 feet west of the southeast corner of the said NEk of the SWk of
the NEk; thence continuing west along the said south line for 155.43 feet;

for 175.23 feet to the point of beginning, containing 0.15 acres, more or
less.
And a part of the NEk of the SWk of the NEk of Section 2, more particularly
described as follows: Beginning at a point on the south line of the NEk of
the SWk of the NEk of said Section 2, which point of beginning is 118.23
feet west of the southeast corner of the NEk SWk NEk Section 2, which point
of beginning is on the west right -of -way line of Rodney Parham Road
(formerly Perryville Loop Road); thence in a northwesterly direction along
the west right -of -way line of said Rodney Parham Road for 308.2 feet; thence
by a deflection angle of 90° to the left for 166.2 feet to a point on the
south line of said NEk SWk NEk; thence east along the said south line for
134.6 feet; thence north 2° 37' east for 81.18 feet; thence in a south-
easterly direction for 175.23 feet to a point on the said south line of the
NEk SWk NEk which point is 57 feet west of the point of beginning of the
tract herein described; thence east 57 feet to the point of beginning, con-
taining 0.43 acres, more or less. All of the above containing 8.08 acres,
more or less, and all being in Township 1 North, Range 13 West, Pulaski

SECTION 2. That the map referred to in Section 43 -2 of the Code
of Ordinances of the City of Little Rock and designated "District Map" be
and it is hereby amended to the extent and in the respects necessary to
effect and designate the change provided for in Section 1 hereof.
SECTION 3. That this ordinance shall take effect and be in
full force from and after its passage and approval.
