ORDINANCE NO. 12,757
AN ORDINANCE RECLASSIFYING 600 BLOCK NORTH -
RESERVOIR ROAD IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 -2 OF THE CODE
OF ORDINANCES OF THE CITY OF LITTLE ROCK,
ARKANSAS; AND FOR OTHER PURPOSES
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1. That the zone classification of the following property
be and is hereby changed as indicated:
Z -2671 - Described as a tract of land located in the E2 SEk,
Section 34, T -2 -N, R -13 -W, Pulaski County, Arkansas, more particularly
described as: starting at the intersection of the east line of the E2 SEk
said Section 34 and the north right -of -way line of Rodney Parham Road (said
line being 30 ft. north of and parallel with the centerline of the pavement
of Rodney Parham Road); thence NO* 02' 40 "E along the east line of the E2 SEk
said Section 34, 1208.2 ft. to the point of beginning; thence S89' 55'W,
835.0 ft.; thence southwesterly along the arc of a 260.45 ft. radius curve
to the left, having a chord bearing and distance of S670 25' 30 "W, 199.30 ft.;
thence N59' 45 "W, 327.50 ft.; thence NO° 19'W, 29.5 ft. east of and parallel
with the west line of the E2 SEk said Section 34, 385.85 ft. to the southwest
corner of Lot 58, Section 'B', Northgate Subdivision to the City of Little
Rock, Arkansas; thence N89' WE along the south line of said Northgate Sub-
division, and said line extended easterly, 1304.45 ft. to a point on the east
line of the E2 SEk said Section 34; thence SO' 02' 40 "W along said east line,
475.0 ft. to the point of beginning, containing 14.2666 acres more or less.
From: "A" One - family District to "MF 24" Multi - family District.
A tract of land located in the E2 SEk, Section 34, T -2 -N, R -13 -W,
Pulaski County, Arkansas, more particularly described as: beginning at the
intersection of the east line of the E2 SEk said Section 34 and the north
right -of -way line of Rodney Parham Road (said line being 30 ft. north of
and parallel with the centerline of the pavement of Rodney Parham Road);
thence N75° 28' 50 "W along said north right -of -way line, 416.72 ft.; thence
continue northwesterly along said north right -of -way line, being the arc of
a curve to the right, having the following chord bearings and distances:
(N66' 56' 30 "W, 97.31 ft.; N53° 02' 50 "W, 97.99 ft.; N43° 39' 50 "W, 98.65 ft.;
N37' 34' 50 "W, 99.28 ft.; N350 18' 30 "W, 99.61 ft.); thence N34' 11' 10 "W
and continuing along said north right -of -way line 437.7 ft.; thence north-
westerly and continuing along said north right -of -way line being the arc of
a curve to the left having the following chord bearings and distances
(N42' 19' 10 "W, 102.93 ft., N590 44' 05 "W, 103.51 ft.;) thence N71° 16'
20 "W and continuing along said north right -of -way line, 144.95 ft.;
thence NO* 19'W along a line 29.5 ft. east of and parallel with the
west line of the E2 SEk, Section 34, 325.45 ft.; thence S590 451E,
327.50 ft.; thence northeasterly along the arc of a 260.45 ft. radius
curve to the right, having a chord bearing and distance of N670 25' 30 "E,
199.30 ft.; thence N89° 55% 835.0 ft. to the east line of said
Section 34; thenceSO' 02' 40 "W along said east line 1208.2 ft. to the
point of beginning, containing 23.9866 acres more or less. From:
"A" One - family District to "F" Commercial District.
SECTION 2. That the map referred to in Section 43 -2 of the
Code of Ordinances of the City of Little Rock and designated "District
Map" be and it is hereby amended to the extent and in the respects
necessary to effect and designate the change provided for in Section 1
hereof.
SECTION 3. That this ordinance shall take effect and be in
full force from and after its passage and approval.
