ORDINANCE NO. 12,812
AN ORDINANCE RECLASSIFYING TRIANGLE PROPERTIES
INDUSTRIAL DISTRICT IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 -2 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1. That the zone classification of the following property
be and is hereby changed as indicated:
Z -2735 - Described as Lot 20, Triangle Properties Industrial
District, Assembly Court, a portion of Distribution Drive and part of the
SE'k of Section 35, T -1 -N, R -13 -W, Pulaski County, Arkansas, all more
particularly described as: beginning at a point on the present City limits,
said point being the intersection of the North right -of -way line of the
Missouri Pacific Railroad and the west right -of -way line of Chicot Road;
thence N 01' 31' 20" E along said west right -of -way line 297.64 ft. to a
point on the north line of the SE'k SE'k said Section 35; thence N 88. 18'
50" W along said north line 517.63 ft. to a point 772.6 ft. east of the
northwest corner of said SEt SE't; thence N 270 24' W 375.6 ft. to a point
on the south right -of -way line of Distribution Drive; thence N 620 36' E
along said south right -of -way line 71.0 ft.; thence northeasterly and
continuing along said south right -of -way line, being the arc of a 279.13 ft.
radius curve to the left, having a chord bearing and distance of N 34' 42'
18" E 260.9 ft. to the southwest corner of Lot 20, Triangle Properties
Industrial District; thence S 79' 44' 40" E along the south line of said
Lot 20 242.3 ft. to the southeast corner thereof; thence northerly along
the east line of said Lot 20 and said east line extended northerly the
following bearings and distances: (N 01' 31' 20" E 116.08 ft.; N 88. 28'
40" W 8.4 ft.; N 12. 35' W 204.7 ft.; N 41' 33' W 177.9 ft.); thence S 62•

of-way line of Interstate No. 30, (said point being 632.2 ft., S 62. 361W
and 40.0 ft., N 01. 31' 20" E from the northeast corner of the NE'k SE't said

to a point on the west right -of -way line of Distribution Drive (said point
being the northeast corner of Lot 3 Triangle Properties Industrial District);

southeasterly and continuing along said east line, being the arc of a
219.13 ft. radius curve to the right, having a chord bearing and distance

southeasterly and continuing along said east right -of -way line, being the arc
of a 603 ft. radius curve to the right having a chord bearing and distance of

right -of -way line, 304.15 ft.; thence S 88' 11'40" E 297.35 ft.; thence N 0•

right -of -way line of the Missouri Pacific Railroad, (said line being the
present City limits); thence N 50' 03'E along said North right -of -way line
1047.3 ft. to the point of beginning. From: "A" One - family District to:
"I" Light Industrial District.
SECTION 2. That the map referred to in Section 43 -2 of the Code
of Ordinances of the City of Little Rock and designated "District Map" be
and it is hereby amended to the extent and in the respects necessary to
effect and designate the change provided for in Section 1 hereof.
SECTION 3. That this ordinance shall take effect and be in full
force from and after its passage and approval.
