AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES
IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS
Section 1. That the zone classification of the
following properties be and are hereby changed as
indicated:
(a) Z -3596 - described as part of the SW 1/4,
Section 35, T -1 -N, R -13 -W, Pulaski County,
Arkansas, more particulary described as: starting
at the NE corner of the SW 1/4, Section 35; thence
S along the E line of said SW 1/4 396 feet; thence
W along a line which is 396 feet S of and parallel
to the N line of said SW 1/4 150 feet; thence S
along a line which is parallel to and 150 feet W
of the E line of said SW 1/4 (measured S 1° 15' E
for 500.3 feet to the point of beginning; thence
continue southerly along the last described course
for 225 feet to a point on the N right -of -way line
of U.S. Interstate Highway #30; thence S 660 04' W
(measured S 640 53' W) along the N line of said
highway 110 feet to its intersection with the E
right -of -way line of a 40 foot road; thence N 12°
26' W (measured N 100 27' W) along the E
right -of -way line of said road for 272.6 feet;
thence N 880 45' E for 143.6 feet to the point of
beginning from "R -2" Single Family District to
"C -3" General Commercial District.
(b) Z -3599 - described as the W one -half NW 1/4 NW 1/4
NW 1/4, Section 33, T -2 -N, R -13 -W, Pulaski County,
Arkansas, LESS AND EXCEPT the S 132 feet thereof
from "R -2" Single Family District to "0 -2" Office
and Institutional District.
(c) Z -3600 - described as part of the NE 1/4 SW 1/4,
Section 19, T -1 -N, R -12 -W, Pulaski County,
Arkansas, more particularly described as:
commencing at the NW corner of the NE 1/4 SW 1/4,
Section 19; thence N 89° 43' E 694.8 feet to a
point on the W right -of -way line of Mabelvale
Pike; thence S 250 18' W along the W right -of -way
line of Mabelvale Pike 518.3 feet to the point of
beginning; thence continuing southwesterly along a
1170 foot radius curb to the left having a chord
bearing and distance of S 60 44' W 170 feet to a
point; thence S 890 43' W 85 feet to a point;
thence N 60 44' E 170 feet to a point; thence N
89° 43' E 85 feet to the point of beginning from
"R -2 Single Family District to "C -4" Open Display
District.
(d) Z -3602 - described as Lots 1, 2 and 3, Block 28,
C.O. Brack's Addition from "R -3" Single Family
District to "C -3" General Commercial District.
(e) Z -3606 - described as part of the SW 1/4 NE 1/4,
ern 33, T -2 -N, R -13 -W, Pulaski County,
Arkansas, more particularly described as:
beginning 210 feet E of the NW corner of said SW
1/4 NE 1/4; thence E 208 feet; thence S 208 feet;
thence W 208 feet; thence N 208 feet to the point
of beginning from "R -2" Single Family District to
"C -3" General Commercial District.
(f) Z -3607 - described as Lots 4 and 5, Block 3,
Arkansas Heights Addition to the City of Little
Rock.
AND
Part of the W one -half Section 3, T -1 -N, R -13 -W,
Pulaski County, Arkansas, more particularly
described as: starting at the NE corner of Tract
9, West Markham Street Subdivision, said corner
being on the S right -of -way line of West Markham
Street; thence S 2° 05' 30" W along the E line of
said Tract 9 279.3 feet to the point of beginning;
thence S 860 21' E and parallel with the S
right -of -way line of West Markham Street 170 feet;
thence S 20 05' 30" W 20 feet to the NE corner of
Lot 4, Block 3, Arkansas Heights Addition to the
City of Little Rock, Arkansas; thence N 86° 21' W
along the N line of said Lots 4 and 5, Block 3,
100 feet to the NW corner of said Lot 5; thence S
20 05' 30" W along the W line of said Lot 5 140
feet to the SW corner thereof; thence S 860 21' E
along the S line of said Lots 4 and 5 100 feet to
the SE corner of said Lot 4; thence S 20 05' 30" W
1022.1 feet to a point on the E right -of -way line
of Interstate Route #430; thence N 400 01' 53" W
along said E right -of -way line 235.1 feet to a
point; thence N 51° 16' W and continuing along
said E right -of -way 15.3 feet to a point on the E
line of said Tract 9 West Markham Street
Subdivision; thence N 2° 05' 30" E along the E
line of said Tract 9 1003.26 feet to the point of
beginning from "R -2" Single Family District to
110-3" General Office District.
(g) Z -3610 - described as a part of the N 17 acres of
the SW 1/4 NE 1/4, Section 3, T -1 -S, R -13 -W,
Pulaski County, Arkansas, more particularly
described as follows: commencing at the SE corner
of the N 17 acres of the SW 1/4 NE 1/4 of said
Section 3; thence run W 1320 feet to a point;
thence run N 30 feet to the point of beginning;
thence continue N 152.4 feet; thence E 177.1 feet;
thence S 152.45 feet; thence W 174.9 feet to the
point of beginning from "R -2" Single Family
District to "I -2" Light Industrial District.
(h) Z -3613 described as the NE 1/4 NE 1/4 SW 1/4,
Section 5, T -1 -N, R -13 -W, Pulaski County,
Arkansas, from "R -2" Single Family District to
"MF -18" Multifamily District.
Section 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
Section 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
