AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated.
(a) Z- 2959 -A, described as part of the SE 1/4,
Section 21, part of the SW 1/4, Section 22 and
part of the NE 1/4, Section 28, T -2 -N, R -13 -W,
Pulaski County, Arkansas, more particularly
described as follows:
Commencing at the NE corner of said NE 1/4,
Section 28; thence S 0° 00' 56" E along the E line
thereof, 370.11 feet; thence N 88° 28' 10" W,
674.66 feet to the point of beginning; thence
continue N 880 28' 10" W, 632.49 feet; thence
along the northerly boundary of Pleasant Valley
Addition 6th, 6th and 8th installments, the
following bearings and distances:
S 00 07' 47" W, 32.68 feet; S 89° 29' 57" W,
115.55 feet; S 89° 57' 14" W, 34.43 feet; N 75°
23' 26" W, 75.31 feet; N 62° 18' 14" W, 80.88
feet; N 530 14' 52" W, 15.83 feet; N 510 45' 20"
W, 935.89 feet; thence N 500 13' 04" W, 11.45 feet
to the easterly right -of -way line of Rodney Parham
Road; thence along said line N 450 32' 54" E,
1,206.36 feet; thence along the arc of a 1,920.824
foot radius curve to the left, said arc having a
chord bearing and distance of N 37° 40' 22" E,
526.39 feet; thence N 260 58' 31" E, 37.85 feet to
a point on the southerly right -of -way line of
Pleasant Valley Farm Road (south frontage of
Arkansas State Highway #10); thence along said
southerly right -of -way line S 60° 54' 16" E,
173.47 feet; thence S 54° 15' 27" E, 1,350.91 feet
to a point on the westerly right -of -way line of
Interstate Route #430; thence along said westerly
right -of -way line S 26° 21' 40" W, 124 feet;
thence S 060 27' 02" W, 115.29 feet; thence S 35°
34' 41" W, 31.35 feet; thence departing said
right -of -way line N 880 28' 10" W, 561.21 feet;

408.01 feet to the point of beginning, from "R -2"
Single Family District to "0 -2" Office and
Institutional District.
(b) Z- 3340 -A, described as a part of the NW 1/4, NW
1/4, Section 33, T -2 -N, R -13 -W, Pulaski County,
Arkansas, being more particularly described as
follows:
Beginning at a point on the N line of Section 33,
T -2 -N, R -13 -W, said point being 1,001 feet E of
the NW corner of the NW 1/4, NW 1/4; thence
continue E along said N line of Section 33, 170
feet; thence by a deflection angle to the right of
90° 55' for 310 feet; thence by a deflection angle
to the right of 89° 051, 170 feet; thence by a
deflection angle to the right of 90° 55', 310 feet
to the point of beginning, from "R -2" Single
Family District to "0 -2" Office and Institutional
District.
(c) Z -3531, described as the N 1/2, W 1/2, E 1/2, NW
1/4, NW 1/4, Section 33, T -2 -N, R -13 -W, Pulaski
County, Arkansas, from "R -2" Single Family
District to "0 -2" Office and Institutional
District.
(d) Z -3544, described as all of the SW 1/4, SW 1/4,
Section 36, T -1 -N, R -13 -W, lying N of the Missouri
Pacific Railroad right -of -way, LESS AND EXCEPT the
N 150 feet thereof, from "R -2" Single Family
District to "C -3" General Commercial District.
(e) Z -3553, described as a part of the N 1/2, SE 1/4,
fractional Section 7, T -1 -S, R -13 -W, Pulaski
County, Arkansas, being more particulary described
as follows:
Commencing at the NW corner of the S 1/2, NW 1/4,
fractional Section 7; thence E 1,172 feet to a
point; thence S 210 44' E, 1,050 feet to a point;
thence S 09° 13' 49" E, 599.7 feet to the point of
beginning; thence N 82° 28' E, 477 feet to a
point; thence S 24° 40' E, 104.6 feet to a point
on the N right -of -way line of Arkansas State
Highway #5; thence S 50° 45' W, along said
right -of -way line, 205.65 feet to a point; thence
S 550 50' W, along said right -of -way 128.23 feet
to a point; thence S 640 44' W along said
right -of -way line 94.05 feet to a point; thence S
71° 03' W along said right -of -way 121.65 feet to a
point; thence N 09° 13' 49" W, 318.4 feet to the
point of beginning, from "R -2" Single Family
District to "C -3" General Commercial District.
SECTION 2. That the map referred to in Section 43 of
Code of Ordinances of the City of Little Rock and designated
District Map be and it is hereby amended to the extent and
in the respects necessary to effect and designate the
changes provided for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and
be in full force from and after its passage and approval.
