AN ORDINANCE RECLASSIFYING VARIOUS
PROPERTIES IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING SECTION 43 OF THE
CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS, AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classifications of the
following properties be and are hereby changed as indicated:
a) Z -3439 described as Blocks 2 and 3, Marshall and
Wolfe's Addition, and Block 2 and 3, Faust's
Addition. From "0 -3" General Office District to
"0 -2" Office and Institutional District.
b) Z- 3353 -A described as that part of the NW 1/4,
Section 26, T -1 -N, R -12 -W of the fifth principal
meridian of the east side of the Quapaw Indian
boundary line, according to the U.S. Government
survey thereof, more particularly described as
follows:
Beginning at a point being the SE corner of the NW
1/4 of Section 26, T -1 -N, R -12 -W of the fifth
principal meridian, Pulaski County, Arkansas;
thence west along the south line of the said NW
1/4 on an assumed point and an assumed bearing of
north 880 45' west, a distance of approximately
1,220 feet to the easterly right -of -way line of
U.S. Highway 65/167; thence north 040 55' west
along the said easterly right -of -way line of said
highwy, a distance of 1,380 feet to a point; thence
north 690 0' east, a distance of 1,440 feet more or
less to the east line of the NW 1/4 of Section 26;
thence south along the east line of said NW 1/4, a
distance of 1,920 feet more or less to the point of
beginning. From "I -3" Heavy Industrial District to
"M" Mining District.
c) Z -3444 described as Lot R45A being a replat of part
of Lot 45, Charles Valley Subdivision, from "C -4"
Open Display District to "C -3" General Commercial
District.
d) Z -3442 described as Tract 1, a part of the NW 1/4,
NW 1/4, Section 2, T -1 -S, R -13 -W, Pulaski County,
Arkansas, more particularly described as follows:
Commencing at the SW corner of the NW 1/4, NW 1/4
of said Section 2; thence north 020 44' 51" east
along the west line of Section 2, 622.98 feet to
the point of beginning; thence north 020 44' 51"
east along the said west line of Section 2, 640.69
feet to the southerly right -of -way line of
Interstate Highway #30; thence north along the
Interstate Highway #30 right -of -way line north 661
04' east 230.07 feet to a point on the southerly
right -of -way line of Baseline Road; thence along
said southerly right -of -way lime of Baseline Road
as follows:
South 880 14' 45" east 254 feet; thence north 01°
45' 15" east 20 feet; thence south 880 14' 45" east
879.19 feet to a point on the east line of the NW
1/4, NW 1/4 of said Section 2; thence along the
east line of said NW 1/4, NW 1/4 south 031 07' 27"
west 790 feet; thence north 861 58' 42" west 1,333
feet to the point of beginning. From "R -2" Single
Family District to "C -3" General Commercial
District.
AND
Tract 2, described as part of the NW 1/4, NW 1/4,
Section 2, T -1 -S, R -13 -W, Pulaski County, Arkansas,
more particularly described as follows:
Beginning at the southwest corner of the NW 1/4, NW
1/4, Section 2; thence north 02° 44' 51" east along
the west line of Section 2, 622.98 feet; thence
south 860 58' 42" east 1,333 feet to the east line
of the NW 1/4, NW 1/4 of said Section 2; thence
along the east line of said NW 1/4, NW 1/4, south
030 07' 27" west 565.12 feet to the southeast
corner of the NW 1/4, NW 1/4; thence north 890 43'
45" west along the south line of the said NW 1/4,
NW 1/4 999.79 feet; thence north 880 41' 43" west
330.59 feet to the point of beginning. From "R -2"
Single Family District to "I -2" Light Industrial
District.
LESS AND EXCEPT the east 40 feet of Tract 1 and the
east 50 feet of Tract 2 which are changed from
"R -2" Single Family District to "OS" Open Space
District.
e) Z -3435 described as the SW 1/4 of the SW 1/4,
Section 20, T -1 -N, R -12 -W, Pulaski County, Arkansas
and part of the SE 1/4, SE 1/4 of Section 19,
T -1 -N, R -12 -W, Pulaski County, Arkansas, more
particularly described as follows:
Commencing at an iron pipe in the center of Gum
Springs Road where said road intersects at the
right -of -way of the Missouri Pacific Railroad, said
iron pipe being placed on a line parallel with a
fence enclosing said right -of -way of said railroad
north of said road and on the east boundary line of
said right -of -way of said railroad north of said
road for a point of beginning; thence in a
northeasterly direction on a line parallel with
said fence enclosing said right -of -way of said
railroad north of said road 23 feet to an iron pipe
at the post at the southeast corner of said fence
enclosing said right -of -way and said railroad on
the north of said road where said road intersects
said railroad; thence east 104 feet to an iron pipe
on the east boundary line of said SW 1/4, SE 1/4;
thence south along said east boundary line of said
forty 877 feet to the southeast corner of said
forty; thence west along the south boundary line of
said forty 105 feet to the centerline of said Gum
Springs Road where said road intersects with said
south boundary line; thence along the centerline of
said road north 13 1/20 west 700 feet to a point;
thence continuing along the centerline of said road
260 west 100 feet to a point; thence continuing
along the centerline of said road north 420 west
165 feet to the point of beginning. From "R -2"
Single Family District to "I -2" Light Industrial
District.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated District Map be, and it is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be
in full force from and after its passage and approval.
