That the zoning classification of the following described property be changed from MF- 13 24 to PD -R: 14 Part of the S '/2 of Section 25, T -2 -N R -14 -W, Little Rock, Pulaski County, Arkansas, 15 more particularly described as: Beginning at the northeast corner of Tract 7A, Chenal 16 Valley, an addition to the City of Little Rock, Arkansas, said corner lying on the west 17 right -of -way line Chenal Valley Drive; thence N89 030'47 "W along the north line of said 18 Tract 7A, 509.38 feet to the point of beginning; thence N89 °30'47 "W continuing along 19 said north line, 239.69 feet to the northwest corner of said Tract 7A; thence 20 N51 °07'39 "W, 256.67 feet; thence N04 °48 "30 "W, 635.34 feet to a point on the south 21 right -of -way line of Chenal Valley Drive; thence southeasterly along said south right -of- 22 way line being the arc of a 1,462.40 -foot radius curve to the left, a chord bearing and 23 distance of S78 °12'41 "E, 275.00 feet; thence S83 °36'23 "E continuing along said south 24 right -of -way line, 355.52 feet; thence southeasterly along said south right -of -way line 25 being the arc of a 447.46 -foot radius curve to the right, a chord bearing and distance of 26 S79 00 1' l3 "E, 70.84 feet; thence S 14 °22'38 "W, 643.31 feet; thence S31 °46'27 "W, 75.15 27 feet to the point of beginning containing 9.296 acres, more or less. 28 Section 2. That the approval of Vallon Long -Form PD -R (Z- 7131 -C), located at 16509 Chenal 29 Valley Drive, is subject to compliance with the following additional conditions: 30 That the preliminary site development plan /plat be approved as submitted, including 31 all staff comments and conditions as outlined in the Planning Commission Agenda Staff 32 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 33 in paragraph H and subject to additional conditions imposed at the Planning Commission 34 Public Hearing as amended by the applicant. (Pagel of 2l I Section 3. That the preliminary site development plan /plat be approved as recommended by the 2 Little Rock Planning Commission. 3 Section 4. That the change in zoning classification contemplated for Vallon Long -Form PD -R (Z- 4 7131 -C), located at 16509 Chenal Valley Drive, is conditioned upon obtaining a final plan approval 5 within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 6 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 7 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 8 necessary to affect and designate the change provided for in Section 1 hereof. 9 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 10 plan. 11 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 12 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 13 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 14 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
