That the zoning classification of the following described property be changed from R -2, 13 Single - Family, to PD -O: 14 Part of the SE '/4 SW '/4 SE '/4, Section 13, T -2 -N, R -14 -W, in the City of Little Rock, 15 Pulaski County, Arkansas more particularly described as follows: Commence at the 16 intersection of the east line of said SE '/4 SW '/4 SE '/4 and the north line of State Highway 17 #10; thence N73 °09'00 "W, along the north line of said Highway # 10, a distance of eighty 18 (80) feet; thence NO 1 °40' 18 "E, 210 feet; thence S72 °06' 16 "E, 79.91 feet to a point on 19 the east line of said SE '/4 SW '/4 SE '/4, which is 209 feet north of the intersection of the 20 east line of said SE '/4 SW '/4 SE '/4 and the north line of State Highway #10; thence 21 SO 1 °34' 10 "W, along the east line of said SE '/4 SW '/a SE '/4 , a distance of 209 feet to the 22 point of beginning. 23 Section 2. That the approval of 15924 Cantrell Road Short-Form PD-0 (Z- 8117 -A), located at 15924 24 Cantrell Road, is subject to compliance with the following additional conditions: 25 That the preliminary site development plan /plat be approved as submitted, 26 including all staff comments and conditions as outlined in the Planning Commission 27 Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in 28 the staff analysis in paragraph H and subject to additional conditions imposed at the 29 Planning Commission Public Hearing as amended by the applicant. 30 Section 3. That the preliminary site development plan /plat be approved as recommended by the 31 Little Rock Planning Commission. 32 Section 4. That the change in zoning classification contemplated for 15924 Cantrell Road Short- 33 Form PD-0 (Z- 8117 -A), located at 15924 Cantrell Road, is conditioned upon obtaining a final plan ]Page 1 of 21 1 2 3 4 5 6 7 8 9 a 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
