PULASKI COUNTY CIRCUIT /COUNTY CLERK Fees $20.00 1 ORDINANCE NO. 20,596 2 3 AN ORDINANCE TO APPROVE A PLANNED ZONING 4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL 5 DISTRICT TITLED ESTATE OF LINDSEY EAST SHORT -FORM PCD 6 (Z- 8763), LOCATED AT 101 NORTH WOODROW STREET, LITTLE 7 ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF 8 THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER 9 PURPOSES. 10 11 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 12 OF LITTLE ROCK, ARKANSAS: 13 Section 1. That the zoning classification of the following described property be changed from C -3, 14 General Commercial District, to PCD, Planned Commercial District: 15 Lot 14, Block 4, Midland Hills Addition to the City of Little Rock, Pulaski County, 16 Arkansas. 17 Section 2. That the approval of Estate of Lindsey East Short-Form PCD (Z- 8763), located at 101 18 North Woodrow Street, is subject to compliance with the following additional conditions: 19 • That the preliminary site development plan/plat be approved as submitted, 20 including all staff comments and conditions as outlined in the Planning 21 Commission Agenda Staff Report in paragraphs D, E, F and including any 22 conditions indicated in the staff analysis in paragraph H and subject to additional 23 conditions imposed at the Planning Commission Public Hearing as amended by 24 25 26 27 28 29 30 31 32 the applicant. • The allowable uses for the site include C -3, General Commercial District, One (1) and Two (2)- Family or a combination of C -3 commercial and residential uses. Section 3. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Estate of Lindsey East Short- Form PCD (Z- 8763), located at 101 North Woodrow Street, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 2 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 3 necessary to affect and designate the change provided for in Section 1 hereof. 4 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
