That the zoning classification of the following described property be changed from R -2, Single- Family, to PCD: Part of the SW 1/4, NW `/4, Section 6, Township 1 North, Range 13 West, Pulaski County, Arkansas, more particularly described as follows: Commencing at the Southwest corner said SW '/4, NW '/4; thence S89 °09'50 "E along the south line of said SW '/4 NW '/4 for 741.00 feet to a railroad spike and the point of beginning; thence NO1 °41'16 "E for 399.77 feet to a 5/8 -inch iron pipe; thence S89 °06'05 "E for 245.00 feet to a' /z -inch rebar; thence NO1 °39'51 "E for 505.24 feet to a PK NAIL; thence S75 °55' 15 "E for 273.82 feet to a 5/8 -inch iron pipe; thence S01 °30'04 "W for 842.00 feet to the south line of said SW '/4 NW '/4 and a cotton picker spindle; thence N89 °06'50 "W along the south line of said SW 1/4 NW '/4 for 515.01 feet to the point of beginning containing 332,508 square -feet or 7.633 acres, more or less. Subject to the right of ways of Kanis Road and Pride Valley Road. Section 2. That the approval of Chenal Kanis Storage Long -Form PCD (Z- 8752), located at 15575 Kanis Road, is subject to compliance with the following additional conditions: That the preliminary site development plan /plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. Section 3. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. That the change in zoning classification contemplated for Chenal Kanis Storage Long - Form PCD (Z- 8752), located at 15575 Kanis Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section I hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
