That the zoning classification of the following described property be changed from PD -R, Planned Residential District, to Revised PD -R: Tract A Pleasant Tree Addition 4`h Addition, Pulaski County, Arkansas, Plat Book 35 Page 86, Records of Pulaski County, Arkansas. Section 2. That the approval of Tract A Pleasant Tree Addition Revised Short -Form PD -R (Z-6848- B), located in the 1500 Block of Pickering Drive, is subject to compliance with the following additional conditions: That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. Section 3. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Tract A Pleasant Tree Addition Revised Short -Form PD -R (Z- 6848 -B), located in the 1500 Block of Pickering Drive, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That this ordinance shall not take effect and be in full force until the final approval of the 2 plan. 3 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 4 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 5 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 6 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 7 ordinance. 8 Section 8. Repealer.
