3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED OFFICE DISTRICT
5 TITLED KINGRIDGE ENTERPRISES SHORT -FORM POD (Z- 1870 -A),
6 LOCATED AT 2501 SOUTH BROADWAY STREET, LITTLE ROCK,
7 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from 0-3,
13 General Office District, R -4, Two -(2)- Family District and R -5, Urban Residence District, to POD,
14 Planned Office Development:
15 Lots 1, 2 and 3, Block 1, Retans Addition in the City of Little Rock, Pulaski County,
16 Arkansas, and being shown on plat of record in Deed Book 36, Page 325, records of
17 Pulaski County, Arkansas.
18 Section 2. That the approval of Kingridge Enterprises Short-Form POD
19 (Z- 1870 -A), located at 2501 South Broadway Street, is subject to compliance with the following
20 additional conditions:
21 That the preliminary site development plan /plat be approved as submitted, including all
22 staff comments and conditions as outlined in the Planning Commission Agenda Staff
23 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
24 in paragraph H and subject to additional conditions imposed at the Planning Commission
25 Public Hearing as amended by the applicant.
26 Section 3. That the preliminary site development plan /plat be approved as recommended by the
27 Little Rock Planning Commission.
28 Section 4. That the change in zoning classification contemplated for Kingridge Enterprises Short-
29 Form POD (Z- 1870 -A), located at 2501 South Broadway Street, is conditioned upon obtaining a final
30 plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
31 Ordinances.

I Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
2 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
3 necessary to affect and designate the change provided for in Section 1 hereof.
4 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the

plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
