ORDINANCE NO. 14,105
AN ORDINANCE APPROVING A PLANNED UNIT
DEVELOPMENT AND ESTABLISHING A PRD
DISTRICT TITLED HICKORY CREEK
CONDOMINIUM IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING SECTION 43 -2
OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK, AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be changed from "R -2" Single
Family District to "PRD" Planned Residential District.
and for the purpose indicated as follows:
(Z -3754) A parcel of land including the east 800 feet of the
SE 1/4, SW 1/4 of Section 19, the SW 1/4, SE 1/4 of
Section 19 and a part of the SE 1/4, SE 1/4 of
Section 19, all in T -2 -N, R -13 -W, Pulaski County,
Arkansas, being more particularly described as follows:
Beginning at the southeast corner of Section 19, T -2 -N,
R -13 -W, Pulaski County, Arkansas; thence north 890 04'
11" W, 1,320.58 feet to the southeast corner of the
SW 1/4, SE 1/4 of said Section 19; thence north 88° 46'
05" W, 1,330.02 feet to the southeast corner of the
SE 1/4, SW 1/4 of said Section 19; thence north 88° 47'
09" W, 800 feet along the south line of the said SE 1/4
SW 1/4, Section 19; thence north 0° 24' 19" E, 1,315.74
feet along a line 800 feet west of and parallel to the
east line of the said SE 1/4 SW 1/4, Section 19 to the
north line of the said SE 1/4 SW 1/4, Section 19;
thence south 89° 03' 47" E, 800 feet along the north
line of the said SE 1/4 SW 1/4, Section 19, to the
northwest corner of the SW 1/4 SE 1/4 of said
Section 19; thence north 89° 03' 47" E, 1,329.35 feet
to the northeast corner of the SW 1/4 SE 1/4 of said
Section 19; thence south 0° 22' 53" W, 200.65 feet
along the east line of the said SW 1/4 SE 1/4 of
Section 19; thence along a curve to the right, having a
radius of 700 feet and a chord bearing of south 61° 58'
13" E, 174.95 feet; thence south 54° 47' 29" E, 1,422
feet to a point on the east line of the said
Section 19; thence south 00 15' 42" E, 245 feet to the
southeast corner of said Section 19 and the point of
beginning containing 85.67 acres more or less.
SECTION 2. That the preliminary development plan /plat
be approved as recommended by the Little Rock Planning
Commission.
SECTION 3. That the change in zone classification
contemplated by the plan for the Hickory Creek Condominium
is conditioned upon obtaining a final plan approval from the
Planning Commission within the time specified by Article IX,
Section 9.101 of the Code of Ordinances.

SECTION 4. That the map referred to in Section 43 -2 of
the Code of Ordinances of the City of Little Rock, Arkansas
and designated District Map be and it is hereby amended to
the extent and in the respects necessary to effect and
designate the change provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall take effect and
be in full force upon final approval of the plan by the
Planning Commission.
