HomeMy WebLinkAbout14106ORDINANCE NO. 14,106 AN ORDINANCE ISSUING A CONDITIONAL USE PERMIT FOR PROPERTY LOCATED AT 321 PLEASANT VALLEY DRIVE (Z- 3739), SETTING FORTH THE CONDITIONS ATTACHED THERETO; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That pursuant to the authority granted under the provisions of Section 43 of the Code of Ordinances of the City of Little Rock, Arkansas, a Conditional Use Permit is hereby issued for the property described herein and for the purpose indicated as follows: A part of the SW 1/4, NW 1/4, and part of the NW 1/4, SW 1/4, all in Section 27, T -2 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows: Commencing at the SE corner of the SW 1/4, NW 1/4, Section 27; thence N 88° 17' W 609.9 feet to the point of beginning (said point being on the W right -of -way line of proposed Interstate Highway 430); thence S 12° 49' E along said W right -of -way line of proposed Interstate Highway 430 a distance of 253.2 feet; thence S 770 15' W a distance of 467.7 feet; thence N 25° 04' W a distance of 440.0 feet to a point on the southerly riqht -of -way line of Pleasant Valley Drive; thence N 41° 22' E along said southerly right -of -way line of Pleasant Valley Drive a distance of 23.0 feet to the point of curvature of a curve to the riqht; thence alonq said curve to the right for a distance of 624.19 feet to a point on the W right -of -way line of proposed Interstate Highway 430 (said distance being also described as thence along the arc of said curve to the right a chord bearing N 47° 44' E and a chord distance of 622.9 feet to a point on the W right -of -way line of proposed Interstate 430); thence S 120 49' E along said W riqht -of -way line of proposed Highway 430 a distance of 496.8 feet to the point of beginning containinq 7.3 acres, more or less. AND A tract of land lying in the W half, W half, Section 27, T -2 -N, R -13 -W, designated on a plat as "Private Park and Drainage Easement," said plat being recorded in Plat Book 28 at Page 10 in the Office of the Circuit Clerk and Recorder for Pulaski County, Arkansas, having been so filed February 2, 1972, said tract being more particularly described as follows: Commencing at the NE corner of Lot 26, Block 44, Pleasant Valley Addition to the City of Little Rock, Pulaski County, Arkansas; thence N 1° 02' 14" E for a distance of 50.00 feet to the point of beginning; thence N 46° 32' 31" E for a distance of 21.28 feet to the SW corner of the St. James United Methodist Church property; thence N 25° 03' 30" W for a distance of 440.00 feet to the NW corner of said church property, said point also being on the southerly riqht -of -way of Pleasant Valley Drive; thence S 41° 22' 30" W along the southerly riqht -of -way line of Pleasant Valley Drive for a distance of 82.86 or feet to the point of curvature of a curve to the left having an internal angle of 70° 10' 16 ", a radius of 25.00 feet and a tangent of 17.56 feet; thence southerly along said curve for a distance of 30.62 feet to the point of tangency thereof; thence S 280 471 46" E for a distance of 286.06 feet to the point of curvature of a curve to the right having an internal angle of 220 35' 41 ", a radius of 100.00 feet and a tangent of 19.98 feet; thence southerly along said curve for a distance of 39.44 feet to the point of curvature of a curve to the left having an internal angle of 660 25' 25 ", a radius of 25.00 feet and a tangent of 16.37 feet; thence southeasterly along said curve for a distance of 28.98 feet to the point of tangency thereof; thence S 72° 37' 30" E for a distance of 22.64 feet to the point of curvature of a curve to the left having an internal angle of 16° 20' 08 ", a radius of 143.52 feet and a tangent of 20.60 feet; thence easterly along said curve for a distance of 40.93 feet to the Point of Beginning, said tract containing 0.770 acres, more or less, Pulaski County, Arkansas. Property is to be used for a church and related activities and is zoned "R -2." SECTION 2. That the following conditions are hereby attached to the above described Conditional Use Permit: That applicant adhere to all Little Rock City Ordinances, codes and the approved site plan. SECTION 3.
