3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED PLEASANT RIDGE TOWNE CENTER REVISED
6 LONG -FORM PCD (Z- 4411 -L), LOCATED ON THE SOUTHWEST
7 CORNER OF CANTRELL ROAD AND WOODLAND HEIGHTS ROAD,
8 LITTLE ROCK, ARKANSAS; AMENDING THE OFFICIAL ZONING
9 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
10 PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK, ARKANSAS:
14 Section 1. That the zoning classification of the following described property be changed from PCD
15 to revised PCD:
16 Lots 1, 2 and 3 Pleasant Ridge Towne Center Addition, City of Little Rock, Pulaski
17 County, Arkansas.
18 Section 2. That the approval of Pleasant Ridge Towne Center Revised Long -Form PCD (Z- 4411 -L),
19 located on the southwest corner of Cantrell Road and Woodland Heights Road, is subject to compliance
20 with the following additional conditions:
21 That the preliminary site development plan /plat be approved as submitted, including all
22 staff comments and conditions as outlined in the Planning Commission Agenda Staff
23 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
24 in paragraph H and subject to additional conditions imposed at the Planning Commission
25 Public Hearing as amended by the applicant.
26 Section 3. That the preliminary site development plan /plat be approved as recommended by the
27 Little Rock Planning Commission.
28 Section 4. That the change in zoning classification contemplated for Pleasant Ridge Towne Center
29 Revised Long -Form PCD (Z- 4411 -L), located on the southwest corner of Cantrell Road and Woodland
30 Heights Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter
31 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
32 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the Cbt: of
33 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in -the respec O
34 necessary to affect and designate the change provided for in Section 1 hereof. K'

Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
