That the zoning classification of the following described property be changed from I -2, 13 Light Industrial, to PD -O: 14 All that part of Lot 3 Block 7, Watkins Addition to the City of Little Rock, Pulaski 15 County, Arkansas, described as follows: Beginning at a 5/8 -inch rebar accepted as the 16 southwest corner said Lot 4, Block 7, Watkins Addition (said rebar being located at the 17 northeast corner of intersection of East 30`h Street and Confederate Boulevard, thence 18 NO1 °50'35 "E along the west line of said Lot 3, Block 7 and the east right -of -way line of 19 said Confederate Boulevard a distance of 200.10 feet to a found 5/8 -inch rebar, thence 20 S88 °07'26 "E leaving the said east right -of -way line of Confederate Boulevard a distance 21 of 142.44 feet to a found 5/8 -inch rebar, thence SO 1'49'32"W a distance of 200.06 feet to 22 a found 5/8 -inch rebar in the north right -of -way line of said East 30`h Street, thence 23 N88 °08'21 "W along the said north right -of -way line of East 30`h Street a distance of 24 142.50 feet to the point of beginning, containing 28,505 square feet (0.654 acres), more 25 or less. 26 Section 2. That the approval of Union Rescue Mission Short-Form PD-0 (Z- 8718), located at 2921 27 Confederate Boulevard, is subject to compliance with the following additional conditions: 28 29 30 31 W That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Union Rescue Mission Short - Form PD -O (Z- 8718), located at 2921 Confederate Boulevard, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
