NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from 0-3, General Office District, to PD -C: A part of the W '/z of the NW '/4, NW '/4, Section 10, T -1 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows: from the northwest corner of Section 10, run S88 °08'E, 182 feet; thence SO1 °42'30 "W, forty (40) feet to the point of beginning, from said point of beginning, run SO 1 °42'30 "W, 134 feet; thence N88 °08'W, 182 feet to a point on the east right -of -way of Shackleford Road; thence run NO1 °42'30 "E, 101 feet along said east right -of -way; thence run N62 °34' 15 "E, 77.1 feet to a point on the south right -of -way of Kanis Road; thence run S88008'E, 117.75 feet along said right -of -way to a point of beginning containing 0.55 acres, more or less. Section 2. That the approval of Shackleford/Kanis Short-Form PD -C, located on the southeast corner of Kanis Road and Shackleford Road (Z- 4745 -A), is subject to compliance with the following additional conditions: That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. That the change in zoning classification contemplated for Shackleford/Kanis Short-Form 2 PD -C, located on the southeast corner of Kanis Road and Shackleford Road (Z- 4745 -A), is conditioned 3 upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 4 (e) of the Code of Ordinances. 5 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 6 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 7 necessary to affect and designate the change provided for in Section 1 hereof. 8 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 9 plan. 10 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 11 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 12 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 13 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 14 ordinance. 15 Section 8. Repealer.
