TO APPROVE A PLANNED ZONING
DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
DISTRICT TITLED LOT 9 GLENN RIDGE CROSSING REVISED
LONG -FORM PCD, LOCATED WITHIN THE INTERIOR AREA OF
COLONEL GLENN PLAZA LOOP (Z- 3371 -LL), LITTLE ROCK,
ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF THE CITY
OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.:
SECTION 1. That the zoning classification of the following described property be changed from
PCD (Expired) to PCD:
Lands lying in the Southeast Quarter of the Northwest Quarter of Section 21 and
the Northeast Quarter of the Southwest Quarter of Section 21, Township 1 North,
Range 13 West, Little Rock, Pulaski County, Arkansas more particularly described
as follows: Commencing at a found one (1) -inch pipe at the center of said Section 21
north 87 degrees 22 minutes 10 seconds west 165.79 feet to a point on the west right -
of -way line of Bowman Plaza Drive; thence along said right -of -way south 59 degrees
56 minutes 48 seconds west 54.09 feet; thence leaving said right -of -way south 15
degrees 04 minutes 04 seconds west 35.56 feet to a point on the east right -of -way of
Colonel Glenn Plaza Loop; thence south 64 degrees 15 minutes 49 seconds west 60.0
feet to a point on the west right -of -way of Colonel Glenn Plaza Loop which is also
the point of beginning; thence along said west right -of -way the following courses
and distances; south 25 degrees 46 minutes 05 seconds east 153.51 feet; thence along
a curve to the right 212.62 feet having a radius of 569.77 feet and a chord bearing
and distance of south 15 degrees 02 minutes 45 seconds east 211.39 feet; thence
south 02 degrees 22 minutes 19 seconds west 159.24 feet; thence south 02 degrees 41
minutes 58 seconds west 43.45 feet; thence along a curve to the right 145.93 feet
having a radius 183.96 feet and a chord bearing and distance of south 25 degrees 10
minutes 06 seconds west 142.13 feet; thence along a curve to the right 132.65 feet
having a radius of 171.61 feet and a chord bearing and distance of south 70 degrees

10 thence south 65 degrees 51 minutes 32 seconds east 12.04 feet; thence along a curve
11 to the right 158.00 feet having a radius of 252.50 feet and a chord bearing and
12 distance of south 47 degrees 55 minutes 59 seconds east 155.43 feet; thence south 29
13 degrees 59 minutes 55 seconds east 108.12 feet to the point of beginning containing
14 10.290 acres, more or less.
15 Section 2. That the approval of Lot 9 Glenn Ridge Crossing Revised Long -Form PCD, located
16 within the interior area of Colonel Glenn Plaza Loop (Z- 3371 -LL), is subject to compliance with the
17 following additional conditions:
18 That the preliminary site development plan/plat be approved as submitted, including all
19 staff comments and conditions as outlined in the Planning Commission Agenda Staff
20 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
21 in paragraph H and subject to additional conditions imposed at the Planning Commission
22 Public Hearing as amended by the applicant.
23 Section 3. That the preliminary site development plan/plat be approved as recommended by the
24 Little Rock Planning Commission.
25 Section 4. That the change in zoning classification contemplated for Lot 9 Glenn Ridge Crossing
26 Revised Long -Form PCD, located within the interior area of Colonel Glenn Plaza Loop (Z- 3371 -LL), is
27 conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII,
28 Section 36 -454 (e) of the Code of Ordinances.
29 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
30 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
31 necessary to affect and designate the change provided for in Section 1 hereof.
32 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
33 plan.

I Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
5 ordinance.
6 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
7 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
