3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED RESIDENTIAL
5 DISTRICT TITLED ELMWOOD CONDOMINIUMS SHORT -FORM PD-
6 R (Z- 8686), LOCATED AT 600 NORTH ELM STREET, LITTLE ROCK,
7 ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R -2,
13 Single- Family, to PD -R:
14 Part of Lots 2 and 3 Block 10, Pulaski Heights Addition to the City of Little Rock,
15 Pulaski County, Arkansas, more particularly described as follows: Beginning at an iron
16 pin on the Southeast corner of said Lot 3; run thence south 89 degrees 55 minutes 50
17 seconds west along the south line of said Lot 3 for 118 feet to an X on the concrete;
18 thence north 01 degrees 16 minutes 47 seconds east for 66.22 feet to an iron pin; thence
19 south 89 degrees 28 minutes east for 34.23 feet to an iron pin on the east line of said Lot
20 2; thence south 00 degrees 58 minutes 35 seconds east along said east line and along the
21 east line of said Lot 3 for 70.05 feet to the point of beginning. Subject to the boundary
22 line easement of record and land document number 2005- 48442, all in the records of
23 Pulaski County, Arkansas.
24 Section 2. That the approval of Elmwood Condominiums Short-Form PD -R (Z- 8686),
25 located at 600 North Elm Street, is subject to compliance with the following additional
26 conditions:
27 That the preliminary site development plan/plat be approved as submitted,
28 including all staff comments and conditions as outlined in the Planning
29 Commission Agenda Staff Report in paragraphs D, E, F and including any
30 conditions indicated in the staff analysis in paragraph H and subject to additional
31 conditions imposed at the Planning Commission Public Hearing as amended by
32 the applicant.

Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Elmwood Condominiums
Short -Form PD -R (Z- 8686), located at 600 North Elm Street, is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
