That Ordinance No. 19,203, adopted by the Little Rock Board of Directors on October 5, 15 2004, and amended by Ordinance No. 19,499, adopted by the Little Rock Board of Directors on March 16 11, 2006, be amended to provide for modification of the Planned Zoning Development described as 17 Chenal Pet Palace Short-Form PD -C, located at 14309 Kanis Road (Z- 7701 -B). 18 Section 2. That the zoning classification of the following described property be changed from PD -C 19 to Revised PD -C: 20 Part of Block 17, Sach's Suburban Tracts, Little Rock, Pulaski County, Arkansas, more 21 particularly described as: commencing at the southeast corner of Block 17; thence west along 22 the south line of Block 17, 34.30 feet; thence north five (5) feet to the point of beginning 23 thence west 420.37 feet; thence N33 °56' 16 "E 234.69 feet to a point on the south right of way 24 line of Kanis Road; thence S56 °03'44 "E along the south right of way line of Kanis Road 25 348.75 feet to the point of beginning, containing 1.11 acres, more or less. 26 Section 3. That the approval of Chenal Pet Palace Revised Short-Form PD -C, located at 14309 Kanis 27 Road (Z-7701 -B), is subject to compliance with the following additional conditions: 28 That the preliminary site development plan /plat be approved as submitted, including all 29 staff comments and conditions as outlined in the Planning Commission Agenda Staff 30 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 31 in paragraph H and subject to additional conditions imposed at the Planning qra, 32 Public Hearing as amended by the applicant. [PAGE 1 OF 2] v:i�1, I Section 4. That the preliminary site development plan/plat be approved as recommended by the 2 Little Rock Planning Commission. 3 Section 5. That the change in zoning classification contemplated for Chenal Pet Palace Revised 4 Short-Form PD -C, located at 14309 Kanis Road (Z- 7701 -B), is conditioned upon obtaining a final plan 5 approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of 6 Ordinances. 7 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 8 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 9 necessary to affect and designate the change provided for in Section 1 hereof. 10 Section 7. That this Ordinance shall not take effect and be in full force until the final approval of the 11 plan. 12 Section 8. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 13 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 14 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 15 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 16 ordinance. 17 Section 9. Repealer.
