9 PURPOSES.

11 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY•
12 OF LITTLE ROCK, ARKANSAS:
13 Section 1. That the zoning classification of the following described property be changed from R -2,
14 Single- Family, to PCD:
15 Part of the SE '/4 SW '/4 SE '/4 Section 32, T -1 -N, R -12 -W, Pulaski County, Arkansas,
16 more particularly described as follows: Commencing at the northwest corner of the said
17 SE 1/4 SW' /4 SE 1/4; thence S84034'3 5"E 31'; thence S02'5 1'59"W 483.4' to the point of
18 beginning, said point of beginning being the east line of Mize Road; thence S02'5 1'59"W
19 along the easterly right -of -way of Mize Road 93.62' to the northerly right -of -way of
20 Baseline Road; thence along the right -of -way of Baseline Road the following:
21 S26 012'20 "E 23.1'; thence S86 °11'08 "E 100'; thence NO3 °48'52 "E 10'; thence
22 S86 011'08 "E 12.5% thence leaving said right -of -way N07 °26'50 "E 100.08'; thence
23 N84 033'52 "W 132' to the point of beginning, containing 0.32 acres, more or less.
24 Subject to utility easements along Baseline Road and Mize Road.
25 Section 2. That the approval of Bertha Harper Revocable Trust Short-Form PCD (Z- 8645), located at
26 3316 — 3320 Baseline Road, is subject to compliance with the following additional conditions:
27 • That the preliminary site development plan /plat be approved as submitted, including
28 all staff comments and conditions as outlined in the Planning Commission Agenda
29 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff
30 analysis in paragraph H and subject to additional conditions imposed at the Planning
31 Commission Public Hearing as amended by the applicant.
32 • The allowable uses for the site include uses indicated in the C -1, Neighborhood
33 Commercial Zoning District.

• The allowed use of the site shall not generate a parking demand greater than the
parking available on the site.
Section 3. That the preliminary site development plan /plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Bertha Harper Revocable Trust
Short-Form PCD (Z- 8645), located at 3316 — 3320 Baseline Road, is conditioned upon obtaining a final
plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the

Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
