4 DEVELOPMENT AND ESTABLISH A PLANNED RESIDENTIAL
5 DISTRICT TITLED GOOD SHEPARD SHORT -FORM PD -R (Z- 8647),
6 LOCATED AT 2901 ALDERSGATE ROAD, LITTLE ROCK, ARKANSAS,
7 TO AMEND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from OS to

8 Section 2. That the approval of Good Shepard Short-Form PD -R (Z- 8647), located at 2901
9 Aldersgate Road, is subject to compliance with the following additional conditions:
10 Upon completion of the grading in this fifty (50) -foot by 800 -foot area the area is to be
11 reseeded and evergreen trees are to be planted with a minimum caliper of two (2) inches,
12 and a minimum height of six (6) feet placed fifteen (15) feet on center. No grading will
13 be allowed within this area prior to the issuance of a building permit for the development
14 approved by the Planning Commission titled Good Shepard Subdivision Site Plan
15 Review (S- 1515 -A).
16 Section 3. That the preliminary site development plan /plat be approved as recommended by the

Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Good Shepard Short-form PD-
R (Z- 8647), located at 2901 Aldersgate Road, is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
