That the zoning classification of the following described property be changed 14 from R -4 to PD -R: 15 Lot 7 and Lot 8, Block 4, Capitol View Addition to the City of Little Rock, 16 Pulaski County, Arkansas. 17 Section 2. That the approval of Pearlstein Short-Form PD -R (Z- 8613), located at 120 — 122 18 Rice Street and 2516 West 2nd Street, is subject to compliance with the following additional 19 conditions: 20 That the preliminary site development plan/plat be approved as submitted, 21 including all staff comments and conditions as outlined in the Planning 22 Commission Agenda Staff Report in paragraphs D, E, F and including any 23 conditions indicated in the staff analysis in paragraph H and subject to additional 24 conditions imposed at the Planning Commission Public Hearing as amended by 25 the applicant. 26 Section 3. That the preliminary site development plan/plat be approved as recommended by 27 the Little Rock Planning Commission. 28 Section 4. That the change in zoning classification contemplated for Pearlstein Short-Form 29 PD -R (Z- 8613), located at 120 — 122 Rice Street and 2516 West 2nd Street, is Cori 'i &on <: ..,$off A /d 30 obtaining a final plan approval within the time specified by Chapter 36, Article, - 31 454 (e) of the Code of Ordinances. 1, znP [Page 1 of 21 I Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of 2 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in 3 the respects necessary to affect and designate the change provided for in Section 1 hereof. 4 Section 6. That this Ordinance shall not take effect and be in full force until the final 5 approval of the plan. 6 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, 7 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such 8 declaration or adjudication shall not affect the remaining portions of the ordinance which shall 9 remain in full force and effect as if the portion so declared or adjudged invalid or 10 unconstitutional were not originally a part of the ordinance. 11 Section 8. Repealer.
