That the zoning classification of the following described property be changed from I -1 to 14 PID: 15 Proposed Lot 5 Description - 16 Part of the West 1/2 of the South 1/2 of the Southwest 1/4 of the Northwest 1/4 of Section 17 22, Township 1 North, Range 13 West, Little Rock, Pulaski County, Arkansas, being 18 more particularly described as follows: 19 20 Commencing at the Southwest corner of said Northwest 1/4; thence South 88 °38'42" East 21 181.19 feet to the POINT OF BEGINNING; thence North 01'21'18" East 330.39 feet 22 to a point on the Southerly right -of -way line of Remington Cove; thence along said right - 23 of -way line on a curve to the right having a radius of 2,970.00 feet, an arc distance of 24 183.52 feet and a chord bearing and distance of South 85 °57'44" East 183.49 feet; thence 25 South 01021'18" West 321.80 feet; thence North 88 °38'42" West 183.29 feet to the I.Z1 27 28 29 30 31 32 33 34 POINT OF BEGINNING, containing 1.376 acres, more or less. Section 2. That the approval of JLM, Inc., Child Health Management Short-Form PID (Z- 7854 -C), located on the south side of Remington Cove just East of Talley Road, is subject to compliance with the following additional conditions: That the preliminary site development plan /plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Ageri,v9tfl1 Report in paragraphs D, E, F and including any conditions indicated in the in paragraph H and subject to additional conditions imposed at the Planning- Public Hearing as amended by the applicant. -, c_ [Page 1 of 21 I Section 3. That the preliminary site development plan/plat be approved as recommended by the 2 Little Rock Planning Commission. 3 Section 4. That the change in zoning classification contemplated for JLM, Inc., Child Health 4 Management Short-Form PID (Z- 7854 -C), located on the south side of Remington Cove just East of 5 Talley Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, 6 Article VII, Section 36 -454 (e) of the Code of Ordinances. 7 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 8 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 9 necessary to affect and designate the change provided for in Section 1 hereof. 10 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 11 plan. 12 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 13 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 14 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 15 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 16 ordinance. 17 Section 8. Repealer.
