3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
4 ESTABLISH A PLANNED OFFICE DISTRICT TITLED BOWMAN BUSINESS
5 PARK REVISED LONG -FORM POD (Z- 5800 -B), LOCATED AT 1515 SOUTH
6 BOWMAN ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
7 ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR
8 OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from POD
13 to Revised POD:
14 A tract of land in the NE '/4 NW '/4 Section 9, T -1 -N, R -13 -W, City of Little Rock,
15 Pulaski County, Arkansas, more particularly described as: Starting at an iron pin at the
16 SW Corner of the said NE '/4, NW '/4; thence S88 °58'50 "E along the south line of said NE
17 '/4, NW '/4 for 43.55 feet to the point of beginning thence along a curve to the right
18 having a radius of 740.00 feet by a chord bearing N04 °29'26 "W for 115.46 feet to an
19 iron pin at the end of said curve; thence NOO'00'59" for 239.97 feet to an iron pin;
20 thence S87'45'15" for 129.7.25 feet to an iron pin; thence SO1 °44' 14 "W for 327.12 feet
21 to an iron pin at the SE Corner of the NE '/4 NW '/4; thence N88 °58'50 "W along the south
22 line of the said NE '/4 NW '/4 for 1277.33 feet to the point of beginning; containing
23 10.102, acres, more or less.
24 Section 2. That the approval of Bowman Business Park Revised Long -Form POD (Z- 5800 -B),
25 located at 1515 South Bowman Road, is subject to compliance with the following additional conditions:
26 • That the preliminary site development plan /plat be approved as submitted, including
27 all staff comments and conditions as outlined in the Planning Commission Agenda
28 Staff Report and including any conditions indicated in the staff analysis in paragraph
29 H and subject to additional conditions imposed at the Planning Commission Public
30 Hearing as amended by the applicant.
31 • The allowable uses for the site include: Office /warehouse ,"11111

2 music, dance, etc.), Tools and equipment rental (inside display only), Cabinet or
3 woodwork shop, Commercial catering, Furniture repair store, Upholstery shop -
4 furniture, Pharmaceutical, Compounding, Infusion, Dialysis, and Therapy.
5 Section 3. That the preliminary site development plan/plat be approved as recommended by the
6 Little Rock Planning Commission.
7 Section 4. That the change in zoning classification contemplated for Bowman Business Park
8 Revised Long -Form POD (Z- 5800 -B), located at 1515 South Bowman Road, is conditioned upon
9 obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of
10 the Code of Ordinances.
11 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
12 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
13 necessary to affect and designate the change provided for in Section 1 hereof.
14 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
15 plan.
16 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
17 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
18 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
19 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
20 ordinance.
21 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
22 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
