3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED INDUSTRIAL
5 DISTRICT TITLED COVENANT KEEPERS SHORT -FORM PID (Z -2725-
6 C), LOCATED AT 8624 INTERSTATE 30, LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
11 THE CITY OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed
13 from I -2 to PID:
14 Part of the NW 1/4, SE 1/4, NE 1/4, and Part of the NE '/4, SW 1/4, NE 1/4, all in

Section 36, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas being more
particularly described as follows: Beginning at a point on the southerly right -of-
way line of Yong Road, lying twenty (25) feet south of the northwest corner of
said NW 1/4, SE 1/4, NE 1/4, thence along said right -of -way line, S87 °48'49 "E
340.00 feet; thence S02'1 1'28"W 266.46 feet to a point on the northerly right -of-
way line of Interstate 30; thence along said right -of -way line S85 013'20 "W 51.83
feet; thence continuing along said right -of -way line, N89 °21' 15 "W 262.62 feet;
thence NO1 °30'47 "E 289.52 feet to a point on the southerly right -of -way line of
Young Road; thence along said right -of -way line S87 °48' 16 "E 19.0 feet; thence
S01 023'01 "W 95.01 feet; thence S87 °43'31 "E 59.89 feet; thence NO1 °21'33 "E
95.15 feet to the point of beginning containing 3.718 acres, more or less. AND
Part of the NE '/4, SW 1/4, NE 1/4, Section 36, T -1 -N, R -13 -W, Little Rock, Pulaski
County, Arkansas being more particularly described as follows: Beginning at a
point on the southerly right -of -way line of Young Road, lying twenty -five (25)
feet south of the northeast corner of said NE 1/4, SW 1/4, NE 1/4; thence

3 Section 2. That the approval of Covenant Keepers Short-Form PID (Z- 2725 -C),
4 located at 8624 Interstate 30, is subject to compliance with the following
5 additional conditions:
6 • That the preliminary site development plan/plat be approved as submitted,
7 including all staff comments and conditions as outlined in the Planning
8 Commission Agenda Staff Report in paragraphs D, E, F and including any
9 conditions indicated in the staff analysis in paragraph H and subject to
10 additional conditions imposed at the Planning Commission Public Hearing
11 as amended by the applicant.
12 • The allowable uses for the site include all the uses listed as By -right uses in
13 the I -2 Zoning District and the following list of uses: Catering commercial,
14 Church, Clinic (medical, dental or optical), College, university or seminary,
15 Day nursery or day care center, Day care center, adult, Hardware or sporting
16 goods store, Library, art gallery, museum or similar public use, Mortuary or
17 funeral home, School (public, including charter, or denominational), Studio
18 (art, music, speech, drama, dance or other artistic endeavors)
19 Section 3. That the preliminary site development plan/plat be approved as recommended by
20 the Little Rock Planning Commission.
21 Section 4. That the change in zoning classification contemplated for Covenant Keepers
22 Short-Form PID (Z- 2725 -C), located at 8624 Interstate 30, is conditioned upon obtaining a final
23 plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
24 Code of Ordinances.
25 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of
26 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in
27 the respects necessary to affect and designate the change provided for in Section 1 hereof.
28 Section 6. That this Ordinance shall not take effect and be in full force until the final
29 approval of the plan.

Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause,
phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
declaration or adjudication shall not affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so declared or adjudged invalid or
unconstitutional were not originally a part of the ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are
inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
inconsistency.
