3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
4 ESTABLISH' A PLANNED RESIDENTIAL DISTRICT TITLED OAK GLENN
5 REVISED SHORT -FORM PD -R (Z- 8294 -A), LOCATED IN THE 1900 BLOCK
6 OF WATT STREET, LITTLE ROCK, ARKANSAS, AMENDING THE
7 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
8 AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from PD -R
13 to Revised PD -R:
14 That part of the SW corner of the NE '/4 of the NE /4 of Section 35,
15 T -2 -N, R -13 -W, Pulaski County, Arkansas, more particularly described as follows:
16 Commencing at the SW Corner of the NE '/4, of the NE '/4, of Section 35; thence
17 NO °14'01 "E for 796.96 feet to a'' /2" rebar at the point of beginning; thence N00 °14'00 "E
18 for 352.19 feet to a pinch top pipe; thence S89 °01'09 "E for 160.61 feet (Deeded
19 88 059'28" for ! 160.41 feet) to a '/2" rebar; thence S00 °29'09 "W for 88.0 feet (Deeded
20 S00 °14'00 "W to a pinch top pipe; thence S89 °06'12 "E for 182.08 feet (deeded 181.90
21 feet) to a point of the centerline of Watt Street; thence S00 049'45 "W for 262.95 feet
22 (deeded 00 °4755" for 262.88 feet); thence N89 °16'05 "W leaving said centerline for
23 339.79 feet to the point of beginning containing 2.39 -acre, more or less.
24 Section 2. That the approval of Oak Glenn Revised Short-Form PD -R
25 (Z- 8294 -A), located in the 1900 Block of Watt Street, is subject to compliance with the following
26 additional conditions:
27 That the preliminary site development plan /plat be approved as submitted, including all
28 staff comments and conditions as outlined in the Planning Commission Agenda Staff
29 Report in paragraphs D, E, F and including any conditions indicated in the staff
30 analysis in paragraph H and subject to additional conditions imposed at the Planning
31 Commission Public Hearing as amended by the applicant.
32 Section 3. That the preliminary site development plan /plat be approved as recommended b'the
33 Little Rock Planning Commission.

Section 4. That the change in zoning classification contemplated for Oak Glenn Revised Short-Form
PD -R (Z- 8294 -A), located in the 1900 Block of Watt Street, is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
